    I know that spot. It gets very mucky and wet because it is very flat and low....poor drainage.
    Prices have risen dramatically in the region of Dumaguete due to the high influx of foreigners.
    There are cheaper options not too far away. 7.5M per lot is getting up there for sure.
    Look farther south in Siatton. Sparkling crystal white sand and no rocks...very swimmable.

    Very familiar with the area. Back in 2018, my wife and I stayed at the (J & P Resort Dauin) a big mistake, but a different story. The beach in front of the resort was very rocky and unswimable and the same conditions existed for as far as the eye could see in both directions up and down the shore line.

    $100 U.S. for one square meter ??
    OMG.. we have beachfront places in my brngy in visayas and its not wet mushy ground and it all goes for $17.36 U.S. a square meter, as big or small a lot as you want.
    for 7 and a half million pesos you can buy a huge walled in gated lot with 2 beautiful 3 bedroom homes on it full of mahogany wood trim AND pay the maid and gardener for the rest of your life.🤣

    5000 per sqm are you for real? it is more then 10x the normal price of land

      1000 per sqm oceanfront is the price here in visayas and thats high, it was 600 peso sq meter just a few years ago. if you are not a foreigner you could probably still get it for 600 .
      if you are buying a big area like 1000 or more sq meters and not just a LOT its even cheaper, maybe 400 peso sqm .

      8 000 000 php divide by 5000m² = 1600php per m²
      1/2 hectare is 5000m²
      What is the width at the beach for each of the 5 lots?

      and have a boat for the times typhoons blow it.. that all looks like surge area, at least if its on the east or northeast or southeast side of the island.
      it may be ok if its on the west side, away from the river .

    Never ever do investment as a foreigner whatever the price is you cant get a lot property or real estate on your own name only condominium in cities is an option but still stay away for investment, be smart rent it even you free to leave and no headaches
    Where is infra structure electricity, water ?
    Its a lie the ground property is until the beach, there is a marine goverment beach zone of a strip 5 meter deep and technically its public area, you cant refuse them

      $25,500 US for 1500 sq meters lot is the price on my island,
      $170,000 for a 1500 meter lot is crazy!
      i would expect it to include a very nice 2 story 6 bedroom house for that price!
