Just one comment here,buying IS NOT cheaper as renting,buying have Return of investment ,renting no. When you buy a property for 130 as in the example you'll never pay 400 euros, if you make a super deal for the hypoteca you will pay that for hypoteca or 380, now comes the fun part,in Slovakia there is the most expensive community cost I had seen living in 5 countries and can go to 180 euros my case 140 ( is call najom) so now your 400 euros turn into 540 euros,you have to sum 20 euros internet (average) ,40 euros SPP ( water ,gas ,electricity) .then the heating Wich is around another 27-30 per month. So it goes to 630 Euros/ monthly + once a year the property taxes, trash fee and pet fee if you have it. Good news the flat is yours and you'll get this money back,bad news in slovakia to sell a flat free of taxes you have to wait 5 years. So if you buy for being here less than 5 years is a huge mistake, you will lose the money on taxes and also not recover the interest of closing the loan. So yes it sounds buying is cheaper but in reality is not,you just get an asset that will revalue as markets in ke revalued 30k in the last two years. I hope it helps. Regard
Thank you for your insight. The situation can differ from flat to flat of course. It is also relevant, how fast you want to repay the loan to bank. Prices of flats in Slovakia are going up, so in the long term, the investment should pay off (plus there is just 1% interest in many banks)
For the taxes: it is payed only from difference in sell - buy price not from whole sell sum and i think you can add part of investments to property (as renovation or bigger repairs) to buy price, but still it can be lot of money. (Maybe even interest payed for loans.)
