Um…you have some research to do…VICI is NOWHERE near a dividend cut…earnings are great..100% occupancy rent collected…long term triple net leases over average of 40 years..stock price is down over Fed rate concerns…makes a buying opportunity for those who know.

I agree! Whole REIT sector looks to be undervalued and I’ve been buying $VICI a lot and it’s the latest addition to my portfolio.
