  • Small loft transformed in 4 days by BUILD IT WITH ROB, barley enough space to kneel up straight this loft is tiny definitely not big enough to fully convert into a bed room. Not a diy job bring in the professionals loft conversion specialists this was a challenging job just due to size constraints and difficulty getting materials into loft space.

    I think the most impressive part is getting someone to spend all that money on a loft they can't stand up in. Looks amazing from your knees

      My loft you can stand up in but just barely, but it’s a huge loft so we all are fine with it.

      Hello Rob. I m going to watch all your videos they help you see how it's done as my head boggles to what happens first!??!¥€?. I got planning permission for one ( ie didn't need it ) as under 50cu m but this was over 3yrs ago. Hip to gable, 30sq m with half side becoming dormer. TW13 rented out. If one wants to do something what comes first extension or loft conversion? Is this your company or franchise?

      Hello Alison
      I work for the company it’s a family run business we keep everything in house as much as possible, no franchise no subcontractors we don’t know, only certified installers we trained.
      Regarding extension I would convert loft first as u would need scaffolding up and an extension below may obstruct that,

    Thanks for the video. I was thinking if this is a non-habitable space, can you do plastering and open windows? Another question is, could this loft have a fixed ladder instead of a pull-out one? Thank you! And great job. 👍🏻

      Hey 👋 back then when this job was done we could plaster loft install velux windows have electrics and only a fold away ladder

    I’ve got a loft like this, I’m interested in just boarding it out so I can put stuff in there. Am I right in thinking with new builds there is a minimum thickness of insulation in the flooring, would it still allow a decent amount of space? Based in Wakefield

    Any idea what the reason was for converting the space? Seems a lot of effort if it was just going to be for storage of junk but seems far too low for anything other than storage

      In a small house storage is almost always a problem. Doing this is much cheaper than moving house.

    If the roof sits on a timer framed first floor( I.e only the ground floor has brick walls) is something like this still possible?

    Does any of this need to be certified? Here in Australia we would need this to be certified by an engineer before cutting out any trusses or framework. How do you get away with this?

    I have a similar sized low pitch loft space, but it has W trusses through the middle of it. Can this be converted without steelwork, or does it need the full structure like in some of your other vids? Was thinking of having it accessible via a mezzanine over one of the bedrooms as a sort or two tier bedroom space for the kids to play in

      It can be opened up but it will require steel to reinforce the structure

    I've seen a couple of these videos, and forgive me if this is a silly question, but in one of your other videos you first took some off the bottom courses of off the roof to slide in and fit steel beams. Why did you not need to do it here? Is it to do with the purpose of the space, or something to do with the structure of this home compared to that other one?

      Some choose to have steels others don't. Probably depends on budget and purpose of the room.

      Steels are put in if the loft is a trusse rafter roof. From this video looks like its a small traditional roof construction where ceiling joists are man enough to take weight of the new floor boards and traditional rafters and purlins create the existing space. Probably be a lot more effort and cost to convert a similar sized and head height roof space if it was a trussed rafter roof.

    Hi Rob, great watching you and Damo. Amazing work in every video. I never had even give our loft a thought as the height isnt far off this one. We have Solar panels on the front of the house but was wondering can a Dorma on the back of the house go a little higher to allow standing height? Just curious could that be done?       Hello You can only take dormer as high as ridge unfortunately

      Thanks Rob. I think the best I can hope for is Truss removal and freeing up some space I can’t currently use. What would be a good next step?

    Did you no insulate the roof or reinforce the joists? Also does that head height comply with building regs? No being a keyboard warrior, just generally interested 👍

      They do have a pretty good website to be fair, put in your rough dimensions, level of finish and it’ll give you a price.. no need to insert email address or phone number!

    How did/do you know if the joists will hold the weight of someone standing also what do you recommend to battern the joists with what size timber

    I see it was a cold roof and the PIR was fitted hard against the sarrking. was a moisture barrier overlaid prior to plasterboard ?

      Hello Martin. We keep a 50mm air flow gap behind insulation we don’t push it right back

    Why is there so much moisture in the corners of the room? It feels like there could be something wrong with the ventilation

      That’s the thickness of the plaster, the curve is much thicker than the walls so takes longer to dry

      For storage. It’s cheaper and more convenient than renting a storage unit, plus it adds value to the home. Also, the construction process is a good time to check and see if everything is ship shape up there, since they replaced the insulation and everything.

    Kinda fkd with the centre load bearing beam could of added maybe another 10-12racks get a dormer done
