People seem to think that the garage that Dave was thinking of buying was too expensive at £700k with the property value of £380k. However, it is very unlikely the current owner of the business would sell the site, if he did not also have the opportunity to sell it as a business. He is likely Valuing the property, customer base, trading time in the area and knowledge of what types of vehicles sell in that location. That is why the sale price is much higher than the land value.

The owner would never take £380k apparently he was offered £600k a few years ago…personally I think that’s what it’s worth now, however with my living situation in Newcastle I’ve decided to hold off until I have a better idea what is happening with my family, I’ve got the money for a deposit and if he doesn’t sell the garage quickly maybe I can make an offer with vendor financing.

The SEAT Alhambra is ex Motorbilty the long seat belt bolt had a electric Hoist bolted there to lift a wheel chair in and out of the car the auction take out before sale
It will show on the log book, as a motorbility car a different category to a normal car We bought an ex motorbility car off available car a few years ago, and as it had to change category it had to be taxed at a post office, rather than on line.😮
As I had said before. There were a few possibilities of different ways you could have structured the deal on the garage you were looking at with the money you had from the house. I did ring you pitch to chat them through. As we are selling two commercial units with two different financial structures were the buyer did not have all the funds.

@@cardealerpro Try contacting the local council to see if they have any development land for sale, maybe with rate relief included. Then put up a massive steel building and fill it with all sorts of goodies. Get that Delorean in there too.

Sounded like they would only value the property and land and not add any for the business. I’d prefer it to be honest. You don’t need to buy a business, just a site for a garage and room for cars

The price difference on the other garage is a property value,it doesnt take into account the Goodwill of the business which is a separate negotiation.

I've done cars for years to pay for my house, the other way round is a good idea tho, plenty of money to put into stock with a good margin.
