I’ve always stayed on rent, something I’ve heard time and time again is why not just pay a little bit extra monthly and buy a house on EMI. Home loans are the cheapest loans you can get and they come with a slew of tax benefits. But what India fails to see is that your house keeps a significant portion of your wealth locked up.
Suppose you plan to buy a house worth 1 crore rupees, the rental yield is going to be 2-4% which gives a rental yield of 1.2 crores over a 20-year period. But this same 1 Crore invested for a return of just 10% you’d have made a return of over 5.7 crores in a period of 20 years.
And for those wondering what about the capital appreciation of the asset, India has shown a 6% capital appreciation for real estate. But this is affected by a lot of factors that are not within our hands, if you can find a home with a good capital appreciation your house can be a good investment. But the average Indian wouldn’t have the expertise to identify and purchase those properties.
Buying a home at an early stage of your life is a bad financial decision you will lose a lot on opportunity costs alone. Your early years are when you should be taking full advantage of investing flexibly to ensure optimal compounding of wealth.

The property rate of DDA Expendables in my area 20 years ago were 2 lakhs now it's selling at the price of 1 crore. Even if you save money with rent and later going to buy the house in life doesn't mean you will able to get the same type of house at that age.

Exactly, th point is where I stay there are landlords with 40+ homes..... They are te Reddy's mostly and it's a family business passed down from generation for them. They keep buying homes and then Jack up the price of properties around them. They don't care to leave their homes generating no revenue but they won't rent for any lesser. It's best to buy home the earliest one can.... Cuz the city may run out of space but these rich bums won't!

Also in your prime years of earning you may not be staying at the place you own the house. Instead of asset it becomes liability. Best thing is live in a rented house near your workplace. Once you are 100% sure about location only then think of buying the house.

Yeah I noticed that too. In India, the rental yield is very low compared the the price of the house. It never makes sense in India to buy some expensive apartment with the sole intention of making rental money. The only time that strategy works is in places where home prices are low and with multi unit dwellings.

Considering short eviction notices, getting stuck with nasty landlords I don't think that risk is worth it, buy your own house and feel secure.
The biggest problem is that people are not going invest the full amount of the money they save by paying only rent.

Home prices increase at a fast rate when a area is rapidly developing. Like outskirts of delhi like Narela, Rohini, Najafgarh , outskirt of Noida( Dadri) , New gurgaon etc. But in fully developed and packed areas like main delhi, dwarka, south ex, mayurvihar, janakpuri tilak nagar uttam nagar etc prices have already reached its peak, or you can say saturation level has reached. Because area is fully inhabited , and major thing like metro ,roads,water, sewer etc are fully constructed. In such area yearly price increment of the property is around 3-5 percent only.

Rents dont grow at constant rate, for example rents have sky rocketed recently in metros due to covid impact and people returning to workplaces after a long wfh.
But u can sell the house after 20 years and even talking in acount inflation u'll be in profit

I not completely agree with this I bought an Individual house at 27 years worth 1.2 crores 250 yards in Hyderabad.
It all depends on saving , spending and investing in MF, stocks ,and Chit funds.
My first Goal was to buy house rather Bike ,car and any other accessories.
So I saved all my house only for house keeping other things to buy it later and adjusted using my old vehicles and all gadgets.
If your salary is around 1.5 lakh per monthly it's better you take the home loan for 10 years with 6.5 to 8 % and and the emi would be around 84000 after paying down payment of 60L and rest of the money invest it. And when you earn money on MF on 5 years and stocks keep paying the home loan amount.
So the balance tenure drops off and you live happily.
I suggest buying a house only by paying at least 40-50 % down payment and also make tenure less. Reason 1 : Never leave your home loan burden on kids
Reason 2 : we can't know what will happen to us god knows it
Reason 3 : For the safe side also take Life insurance with an annual premium to secure your family.
