Based on the stain on the master bedroom floor, looks like there was a leak in the bathroom all the way into the bedroom and that’s why the previous owner got rid of the flooring

It just really depends, some people pay the extra money to stage so that buyers can get a better feel of the property and potentially sell for more(I think it’s more of a business and brokerage move). When I purchased my home the owners of the home were still living there, so all their furniture and god awful paint choices (my master bedroom is lime green and my two other bedrooms were a dark dark blue) were here. I am the same way, I prefer to see a Clean, empty home so I can imagine what and where things will go. Some people just need that extra help and staging is helpful for them. Shows like Fixer Upper(I’m not sure if you’ve seen it, it’s Johanna and Chip Gaines’ show- it used to be on HGTV in America) and other house flipping shows will used staging and if the owner likes it they have to buy it which makes sense but seems a little cruel to me haha! “Here’s your gorgeous house! If you want any of the decor inside you have to spend an obnoxious amount of money!” That’s just me though haha. 😅

Fans in the kitchen is a thing these days in Asian homes. When we renovated our kitchen.... That was the #1 thing on list that I needed. And first my husband went like who does that....friends & family that came over said it was the best move everrrrrr & so did hubby. 6 years down... No regrets.
Great flip but with covid I wouldn't run the risk of renting it and then not receiving payment by someone who may lose a job. 😳 There are plenty of people still closing on homes!
The hand thing may have been a memorial to a child in the family that has passed on. I saw that in someone’s house one time. The child was only 4 years old.
The child had messy hands one day & put her handprints on the wall. The mom thought that it was funny & never washed it off, so when she died, they framed the messy handprint on the wall.

That half wall will be a golden spot for anyone that loves plants. Just hang some good lighting above it and fill it up with really big lush green plants and it will look amazing! A tip for you for staging for another house, especially when you are doing virtual staging, or a big fish tank would also look fantastic in that spot.
Watching after the pandemic... We were house buying during the pandemic in Washington. We actually started looking right before things got real. The housing market didn't slow down at all. I wonder what it was like in Texas. We finally found our house in November after being beat out on a dozen other houses.

We are building and haven't even poured the foundation and it has increased in value by 50k and on a roll of it increasing to almost 100k by the time it is built.

Only negative: The fence should have been repaired and painted.
In the bathrooms, I think changing out the faucets and putting some trim around the mirrors would have made a big difference.

The one thing I would have changed was the faucets in the bathroom to something matt black to go with everything else for a few hundred bucks!
It needs flowers for the front, and new faucets for all sinks. Inexpensive but needed and give a better impression.
