What strategy wotks best when cold calling is illegal in your state? And please dont say call anyway or are you sure it's illegal - NY has barred it for realtors.
Can someone explain to me what the previous agent failed to do that I am going to do differently to sell this home? The only thing that comes to mind unless the previous agent was insanely useless is to list the house lower than what the market already rejected. Thank you!
Honestly look up the listings on the mls. You'll be shocked out how horrible some pictures are and how ill priced homes are. I've also noticed people are super into how communicative agents are. You could let them know you'll be different in that way! So many agents are mia
Yes. Remember any competent agent would sell the property at average ratios. All the expireds I have sold the agents were not responsive and did not treat the client as number one. Simply being responsive, honest and having a proven plan will get it sold.
It's illegal to call withdrawns here in CT. How is it legal wherever Tom is from? Technically the seller still has a contract with their agent when a listing is withdrawn.
I think you're getting an expired listing confused with a withdrawn one. Expired means the listing agreement has ended while withdrawn means the home was taken off the public market, but does not mean the agreement is no longer in place.

Most numbers I've ran across are on the DNC list. What do you do when you can't legally call?
Where do you get expired information? I see expired listing in the MLS but where do you get the sellers phone number?
This is what I'm wondering too. Can you only get the phone numbers by investing in an AutoDialer?
MissMelanie And Tracy - you get the phone numbers from the auto dealer company. Volcan 7, Redx, Mojo Dialer are 3 I know of

Expireds and cancelled listing so rare in Chicagoland market. Everything sells like hotcakes, so few listings.
Today is May 31st 2020. Chicagoland MLS is showing 89 expired listing for today
I just need to spend more time calling.

Can anybody advice a simple Dialer app I can use. I never tried nothing like that. Thanks
