Market is over supplied, buying as a an investment one will be stuck for a maximum 20 years, so perfect to only invest ur surpluses, black money , or for personal need if taking out a loan etc . Great work but Mr wali and the agent. Thanks for the share

Just remember property is very long term investment, to be done with free money atleast in uae. Appreciation is very slow and if taken on loan most of the rent will go for mortgage repayment

Can you explain this? Its on their website too regarding the annual payment
submission of a letter from Federal Tax Authority stating that the investor pays the government no less than AED 250,000 (two hundred and fifty thousand) annually
Does this means that we have to pay 250k dirhams every year annually despite paying 2m upfront for golden visa?
And when your golden visa is expired what happens to the property you owned with the 2m do you again have to invest in new property? Making it 4m now?

Visa is renewable, 250k is for business owners
Supply : 100k units launched last year, and on track for 120k units this year . Demand: If 100k people continue to come in 40-50k is the annual unit demand -
Market seems well supplied for next five years based on just this and last year supply . If you count project launched from before then doesn’t looks like an attractive dynamic over the next 1-3 years.
Would be great to hear your detailed analysis on this rather than from real estate Brokers -Never asks a barber if you need a haircut 🫣
Dubai is planning to take population upto 7M in next 10 years, its gonna double requirements of everything. We don't see any surprise in next 5 years
