30x40 of 2 floors and a room would be around 2200+300sqft.. It's at least 12-15L more..(profit for builder and interior guy) 😂 I have recently completed my home in March 2022 1. I have done pretty decent interiors of Three 1bhk and Two 1RK for just 3.5Lakh. Around 500-550sqft of interior work. We didn't install Chimney as it was for rent purpose. We used Virgo and centuryply. 2. In site of 660sqft we built G+3 and RK which is 2600sqft of work for around 42L. Due more floors we used heavy steel(550TMT and M30 concrete). Own material and only labor cost. 3. Bath tiles costed me 53-55rs for baths(looks like these guys used 35rs) 4. Granite same cost 75rs. Cera Floor tiles 65rs for me. 5. Birla super cement which is highest price and 550TMT. Over all kites looks to be very costly for this building.
52+8 Lakhs price tag seems to be too high, quality of construction and finish not that good...May be hihger inflation has an impact as all commodity prices are sky high
