I think it is, we are doing it on a few properties here in Upper Hutt, but I think you need to a) have all your plans consents materials subbies lined up b) be in a good financial position to see the project through c) have a back up plan if the market turns

Although there is huge demand, offering fixed price contracts just provides greater certainties for both sides.

council should really need to have contractors for those consents works
I think lots of them are starting to go down this route, but that approach has its own issues too
I believe the price per sqm will hit the 4k margin very soon.
Depending on what your building, how big etc its already there
