Any difference between local UK ltd company and off-shore ltd company pls?
There’re two points to note for offshore companies owning uk property:
1) new regulation came into action in August 2022 - Overseas entities buying property in the UK must register the beneficial owners on the ROE before they can apply to HM Land Registry to become the registered owners. That means more layers of works to be done and paid for.
2) it’s more unlikely to sell an offshore company to a local buyer. So it leaves you only the option to sell the property.
Therefore it’s more tax efficient to buy through a uk limited company rather than an offshore company nowadays.

Chancellor Jeremy Hunt came out with the new budget last week. The buy to let mortgage interest deduction is no longer available and corporation tax will rise from 19% to 25% for Ltd companies. Dividend and investment income also greatly reduced from
£6000 to £1000 this year and £600 for next year. Anything over will be taxed.
Corporation tax of 25% will apply to income over £50K which means if you own 2 properties in London and each property brings in a rental income of £24K a year, this can easily top the £50K threshold.
@@jl2405 Thank you for your feedback. From 1st April 2023, the Corporation Tax would increase to 25% for profits above £250,000. A small profits rate of 19% would apply to companies with profits of £50,000 or less. Companies with profits between £50,000 and £250,000 will pay tax at the main rate, reduced by a marginal relief. This provides a gradual increase in the effective corporation tax rate.
The corporation tax is still more tax efficient if you compare to personal income tax. In personal ownership, the rental income will be taxed at 40% if it exceeds £50,271.
The mortgage interest is no longer tax deductible - this is true for individual landlord. According to Section 24, as of 2020, property finance costs can no longer be deducted from rental profits before tax, with tax relief having been replaced by a tax credit based on 20% of the landlord’s mortgage interest payments. However, the changes do not apply to residential property owned by a registered company. That's why there's a growing trend of buying through a limited company to reduce the taxable income.
Thanks for the updates. Did stamp duty increase recently for 2nd homes and foreigners who do not reside in the UK ? I believe Capital Gains Tax can be up to 28% for those on higher income brackets.
I heard from an estate agent that a new law came out post covid that makes it more difficult for landlords to end tenancies when tenants default on their rent. And it will be especially difficult to evict those with children or if they lose their jobs. Have to issue a section 21 and go through the courts which can take up to a year to get a hearing. Councils will help provided they can find them social housing.
