    My opinion, which I realize doesn't mean much, but speaking from experience, this is your starter home. Time to tweek your long term plans. I always look at property with RESALE as the most important factor. that said, you have a cute, picturesque appealingly private spot with a smaller cottage style home. Fixed up, very easy to sell. As for making it your dream house, not so much. Like me, a shop with convenient yard space would fit way better, but save that for the next one. I'd dial down the personalization ideas and concentrate on giving the place a solid foundation first. Improve to match the market. Remodel as needed but don't try to make it an expensive show place. Good solid middle of the road housing is always in high demand. Double or better your money and save the big shop for next time and flatter property. No matter how you build a shop the lay of the land is awkward. And by all means, live there while remodeling. Why pay for two places to hang your hat.

      I would leave the maple tree. It takes a long time to grow a tree and it does increase the value of your property

    Go to zoning and find out what you are allowed to do. Don’t waste your time and money. Do your homework first. Good luck and congratulations !

      Exactly! If the lot was not disclosed what else was not disclosed? What I have seen another youtuber go through has been terrible. He has had to tear down several buildings on his new property. Start with Zoning and the County.

      Here in Ontario Canada it costs you more for a permit than it does the building And I'm not joking. I added 1 Bay on my gradge $14000 for the permit $10000 for the material so like I said more for the permit than the actual building costs.

      Unless you see trespass signs as far anybody knows your lost right? I would get the property up and sell it.

    From Steve in MD--This looks like quite the score!!! If it were me, I would put a new house up in the flat zone, tear the old one down eliminating all of it's problems you have discovered and not yet discovered. Then, later on, you could always construct a shop in the area where the existing house now sits. My first home was on a similar hillside property and I had a two piece modular house custom built and delivered to the site and it was about one third of the comparable stick built home price wise. I had a complete basement with an integral garage constructed, well drilled, septic and electric lines ran all while the house was custom built to my exact specs in the factory under climate controlled conditions. House came several months later and the two parts were joined and interior/ exterior finishing were completed. Two months later, it was impossible to tell my house wasn't built on site and I was living in it! That seems like the best bang for the buck and you can develop the property to suit your individual wants and needs in time. Why waste all of your time, money and energy on trying to bring the old house up to modern living??? That upper flat would be a beautiful view for a home and create privacy and work/ storage area for your shop below. Just a thought, you may not have considered. With that being said, just think of how much more the entire property would be worth. I'd think that would put your value up several hundred thousand dollars in the long run. I too, struggled with where to locate my house on the lot I had, so I would go to my property and observe
    the views different times of the day and when I saw how different the view would be from the top ridge, as opposed to the lower area--I was sold and the house up on the ridge turned out great!!!

      @@marchingmoto--You are certainly welcome! I was your age when I did my first house, and it was not my forever home, as I have "upgraded" twice since then. I was able to get my land appraised and using that collateral was able to get a loan to cover most of the costs. Ending up selling the place and I tripled my investment. I was single and making about $20k per year and got the loan for 9% back in 1984, which really made everything possible. Looking back, I am so glad I took that plunge at such a young age. It was scary at the time, but I moved out from my parent's home, and it was so very rewarding! I had no furnishings, but I had a 3 BR/2 Full bath house of my very own. Moved in with a bedroom suite and a portable color TV, but I gradually got the house filled as money allowed and time moved on.

      You also might need that ground for a sand mound if you’re putting a new septic system I certainly hope you don’t need a Sandmound though.

      Sounds perfect imo. It's now what I'd recommend. In UK it's a fact, that tearing down and rebuilding is cheaper than trying to work around the problems of the old existing building.

    Your field is perfect for a barn and a couple of steers. Add some chickens and a big Garden. Self-sufficient would be great.

    You rarely lose with real estate, it's just a matter of holding it long enough and the appreciation will be there. Also, the timing of buying and selling once you've added value to it.

      I like the shop idea with living space and a spot for a garden or raised beds . You will always need a shop ,and depending on your current living situation, that’s a win win

    Be sure and check with your county/city zoning, codes and regulations. You don’t want to start anything without knowing the sometimes quirky city requirements.

    Be cautious about how water flows across your land. In most states you could have problems if water flow changes because of any grading or elevation changes. Talk with your new neighbors to see what the flows are and where problem areas are located. Time spent now is money saved later.

    Careful with the “good ideas” , they are often expensive. Don’t get yourself into debt… take your take, pay in full as you go. Rome wasn’t built in a day…..

    So many good suggestions here. I'd like to add that you should plant some fruit trees along the perimeter. Future food for you a great addition to the property for resale value. Whatever you decide, best of luck to you!

    First thing I did with my place was to go to each survey pin and come just on my side and using 4 “ pvc pipe filled with dry bag concrete erected me some property boundary monuments that are mostly permanent . After a short time they’ll harden. Put a cap on them to help prevent freeze thaw damage. Grey telecommunications pvc hides nicely if you can find it in that size. The only purpose is to give you a visual clue for future reference as to where what should be 3/4” rebar pins, are located. Make sure the surveyor registered the plat with the county you’re in. A survey means nothing if it’s not registered. Your copy should be stamped.

    I can see a shop/pole barn going there but to me that looks like a great spot for a garden, too. It's big enough that you could use a garden tractor to cultivate between the rows and space them at 36" or more. If you do home canning and preservation you could feed your family from that plot! With the price of groceries in the store it's at least worth thinking about. With that hill you could also make a root cellar/storm shelter dug into the embankment.

Agree with others to take your time on making a decisions, do your research first, like you did with surveying, call before digging, etc. Chat with your neighbor about the land, you’ll find out lots! Try your best not to cut down maple tree, it looks healthy and will keep your area nice shady and driveway private. Best of luck on your next steps. So happy for you!! 🎉

    Going to the left of the Maple Tree will avoid making a small sliver of unusable corner property on the back left corner. But going to the right of the maple will make it an easier turn for long trailers, rigs, etc.

    Diversify with a shop/apartment, a couple of tiny houses and hookups for campers and motor homes. Some are less expensive and can be put in sooner to help fund the later stages. 😎

    Yeah I bought a piece of property and it had stakes in the corners but ended up when I got a surveyor out here to Mark the line so that I didn't screw it up and not run a straight fence line that those stakes were not accurate, and that my fence line is like 30 more foot past where I thought it was on one side and like 25 or 30 ft on the other. To hear him talk so what I have to do now is go get a pin survey, since there aren't any official corner pins. I have to get an official corner pin set on all five of my corners. But at the end of the day when I do finally run my fence it's going to be a perfect fence line it's not going to be something I have to move later

      Thats unfortunate but these aren’t existing stakes they’re all fresh by a surveyor and i have signed documents saying they are correct

    I would do the shop with patio covered cooking area. Makes for a great spot to invite your buddies over, place to do work, build cars and have bbqs . Remodel the house slowly and rent that shit out for profit .

    Get your surveyor heighbour to give you some driveway options,incline wise since you already have a steepish driveway..Your friend nailed it about a live in w/shop while renovating the main house.

      I know the steepness is an issue. I cant hardly get a trailer in and out just because of ground clearance issues

    Makes me wonder why the one who built the house didn't build the house on the flat area in the first place..lol.. thats definitely a nice surprise, your idea sounds good, it sucks to cut that tree down but you can always plant another one..

    Rent a backhoe, dig and level out the hills on the property, and make yourself an acceptable flat yard/driveway. Use all the displaced dirt to make a berm, that runs the entire length of your lot line, on the side where the storage unit's are, for privacy. Look's like you have stone/brick retaining wall's, that could be taken out and reused where needed. Other than sweat equity, the only cost involved would be rental of the backhoe and gas, unless you can borrow one. BTW, make sure to find out first where any underground utility lines/pipes are on the property, so you can work around them. Just leveling out the land would increase the value of that property.

    If you have interest in growing your own food, that clearing looks to get some great sun. Looks like you have room for a nice work shop, and maybe a hoop house for some crops, congrats man! Lucky purchase!

    Please save the maple!! Also can you connect a wood deck to the back of your house that that opens up to this new area? You can have an indoor /outdoor set up there that could be beautiful!

    I don’t know about your property taxes but here in NY you’re taxed for a shed , air conditioner, pool , wrap around porch on house . So just be careful what you do doesn’t up your taxes .

    My first suggestion would be to check with your zoning and building commissions on that discovered extra parcel… before you start digging that driveway. I need to catch up on your previous videos, but soil type and drainage and all those things come into play with building sites. Around here, some townships are very strict others not so much. Then you have county and state regs. People often say Better to ask for forgiveness than to ask for permission but with erosion factors and needing septic or leach field… an informal site inspection of the new area with the health dept or whoever handles that in your area may save you big bucks down the road. Now… I’m off to do some binge watching. Lol.

    Shop with a living space would be both cool to see developed, but also definitely worth while considering you are doing reno on the original house. Hell, make the Shop and Living space really nice, then reno the house and rent out the house.

    Beautiful property! I love the idea of a shop/living space while renovating. Whatever you do, always keep in mind for resale - not You Tube interest. With being that close to a highway, you have to make it really enticing for future buyers - your friend's idea sounds perfect.

    I think you made an excellent decision to buy this property. It has a lot of potential. You could fix up the house while living in it. Maybe even add on so it's a two bedroom. That would make it more desirable for most people. Then later on down the road you could build a bigger house on the field, live in that, and then rent the small house. And then ever even more down the road you could probably sell the whole property and make a significant profit. No matter what you got a good deal.

    New property = survey plus a lawyer at closing going forward period. Next locate your underground utilities. Next is permits? They will instruct you if certain things need to get done. You can always ask/pay for other peoples property for temp use. Make your own cul-de-sac drive.

    Mark your utilities with stakes that you can see and mow and trim the upper land so you have an idea of what you own and where you can create a driveway.
    Try to save your maple and other mature trees. They are expensive when they are small so I can only imagine how much your maple is actually worth. Plus the time it took to grow.

    Can you access the new part from the road? If so, put a new driveway to the upper part and build your shop/living space there. Take your time and really think about what you want to do.
    I am sure you want to get going but sit down with a pad of paper and draw out a few ideas .
    You don’t want to put a bunch of money and time into something and then decide it wasn’t a good idea.

It can be accessed from the road but the path goes through my neighbors property. So i need to talk to them about access

    Don't rush. Take your time planning and researching. I like the idea of a shop with living quarters. Later on, a bath and small kitchen will be handy up there.

    Workshop with living space above is a great idea adds value. then when you move back into your home rent out the living space so they can be security for your equipment and home, it's a win or build a big log cabin with side workshop and fix house up and rent that out. second income.

    Can you get a drive in on an easement on the right side of the flat property on top? There looks to be houses and a road to the East? Not sure on the directions.

    Continue with your progress on up-grading the side next to the storage facility. Building into the hillside with one or two more levels of terrace.
    You're on the right track . Eventually, transform the current house into a multi-level structure that could stand like a castle with new shop and house hidden behind !

    See if you can create a new access point from another side of the property! My mom had to do that. A new driveway, to a barndominium maybe, then rent the smaller home for income? Congrats on the new property. Call your county acessor and ask what improvements add to prop taxes. Trust me....youd be amazed what matters and what doesnt!

    I agree with your friend. Build a large shop with a living unit. Check into rural loans and construction loans to see what you can qualify for because using bank money before your savings is the best option. You'll get all that money back with equity and selling it.

    fence it in, then flatten it out, just be careful of drainage, since its uphill from your house

    Yes build an oversize pole barn up there and living area that you could rent agter you get the house ready with R/V hookups for the future. remember gradual slopes for rvs, Good luck!

    i would say garage/shop but most definitely a lot for vehicle camper storage maybe a granny suite/tiny home rental thing? all and all a large lot to turn around in and park vehicles trailers and such is your main goal so one step at a time

    Figure out the depth of those lines. Water is usually at least 4ft deep. You should be able to either add or remove dirt or rock to make drive without damaging those lines.

    Check with local laws on disturbing the ground when there are municipal right-a-way which includes gas as well as water.

    Explore the length of your easement it may run up the hill all the way to the end of your property. If that’s the case, extend your driveway up the hill farther and put your access point into the field up there.

    At the very least you could fill instead of digging into the hillside so that you won't have to worry so much about the utilities being compromised. Make sure you are allowed to build within the utility easements before you do anything. Wording matters in a survey document so don't assume anything.

    Don't have enough info on topo, utility easements or surrounding uses to really advise, but you could, for example, negotiate a lot line adjustment/land swap with the neighboring property owner to purchase a sliver or extend the driveway easement along the SE property line to have better access to the upper flat area of your lot. From the vid, it didn't seem like there is a physical constraint near that property boundary that would impede a lot line adjustment or easement extension. Will def take a few bucks for revised deed write up, and sweet talk with neighbor. You will need to talk with your lender (if you have one) because they will need to agree with the new parcel description to ensure their investment remains solid. Be creative and have fun (i.e land development can drive a man to drink and/or to the poor house!)

    Remember you have too it checked every 15 day because the line float every 15 day. The gas and phone lines . That's what the guys from Julie told me .

    Talking about building another house, you need to check with zoning. I have an acre so can put 'outbuildings' but I can only have one one residence. If you actually own 2 parcels, you may be able to erect another residence.

    I live on a corner. Called Dig Alert before driving posts in my side yard. All my utilities EXCEPT for gas line pass thru FRONT of property. They ran the gas line out to the SIDE street. Pays to check, it's free & only takes a few days.

    Would you ever build on the upper lot and put your money there and take down the house where it on a slope and a bad foundation then maybe put a shop there on a slab and save all the utility work for the new home? Just a thought. 🤷🏻‍♂️

    My new neighbor recently bought her property and moved in. She's lived here for 6 months and just found out she owns the lot behind her as well. Not sure why it wasnt listed on the sale bill. She only found out when she recieved her tax bill.

    Build you a small shop and drive way up there. BUT before that Get another survey from an independent company. Another thing is to check the tax records about your property. Some one might of sub leased that side of the property out to another person.

    New sub. I like some of the suggestions about building your future home on the field and putting a shop below. Long term goal maybe. Then you'd be further away from the highway noise and you might be able to put in a in/out curved drive. Not sure if that's feasible with the shape of your property. Also a garden area...you have the room for one.

    Level the house and build your garage there. Use the higher part of you property to build your house. It's a much nicer location away from the commercial property below you. Much better for resale value. easier to drive your equipment into. But just my opinion for what it is worth.

    The one thing you need more info on is that retaining wall. Whose responsibility is it to maintain. They are expensive. Who cut the bank in. You need to know this information.

    Maybe check out getting the right of way extend, up the hill behind, (past where it turns towards the house. That way you could leave the trees, and make an upper driveway, of the right of way, right into the flatter area. Best regards.

    Congratulations. These days real estate is the holy grail... well even more so than in the past anyway.
    My first thought was any kind of additional space that can be rented out for a lifetime of passive income.
    With the way real estate is across America (and it doesn't look like it's gonna change drastically anytime soon) its a great investment for a lot of ppl.
    Since you want a shop of some kind anyway it should be at least slightly cheaper to go ahead and do as much of any other building you want done at the same time.
    Idk about your area but every other area ive researched and spoke with the owner of the company i work for about (i work for a medium sized property management and developed company in Miami fl ) rents have gone up and are going to continue to go up.
    Even if you just start with something small like an efficiency for you to live in while you renovate the main house itll be there to rent out after the reno is done.
    The most complicated part might be trying to decide what exactly you want to do and how to lay it how if you are gonna do it in stages.

    Unless the utilities are yours, they need an easement. Your driveway easement is not indicated on your survey. Your utility easement are not indicated on your survey. Go back to your surveyor and get it corrected. Check your deed for easements, driveway and utility. Without an easement you can make the utility move. Without the driveway easement filed in the deed records, you are screwed.

    build your dream home on the field fix up the cottage sell cottage to have money to buid on the field even with a large shop if you like the area your in go for it

    Change your thoughts a 180% build your shop and house on the upper lot use the existing home as a rental have the driveway circumvent the now rental property between lower two retaining walls the actual lowest wall may have to be douge out and reinforced with larger blast rock and backfilled as you go up to handle the waight of traffic up and down to the upper lot. But that lower retaining wall will need to be properly graded and engineered to handle trucks equipment going up and down. That will provide access for servicing as well. This will be expensive but will payoff and the rental will help with off setting this cost. So this plan will leave the front of the rental as is and the access to the upper home and shop will now go around the lower side and around the back of the rental. And possibly the servicings can be T'd in place that may make a good savings. Don't cheap out on the plans to the county. Find someone that has worked with and has a good reputation with the city or county that is going to give you the permits etc. Ask around do your home work the bank will work with you if you show some professional under standing.     Prep part of field as a building lot for sale, or plant a easy cash crop to get some cash, long term Christmas trees. Just mow around them. Replant as they sell

    make sure u put a shed or something alike in the field and do some maintenance, considering how long its been there who knows if your neighbors have thought it was theres and try to claim it. if you put a shed on it it shows u claimed ownership and are caring for the property...prevents the use of squatters rights etc. just a heads up
