Being a block or two away is also a little better for your electronics, vehicle and other items. The salt water ruins everything! I’ve lived in a home that was only a few steps from the beach and anything metal I had rusted or pitted , my car as well.
We used to live on Aligama ABC just past oxxo. Chicxulub is diffrent from Progreso and other areas because of the salina close by. Chuburna Puerto, Chelem and Progreso the water is cleaner.
My marketplace isnawesome, theyvhave roasted whole chickens, a deli and food cointer at back, and all the food and necessary items you would need. The park in central Chixculub has excellent food!

Lived there for a year and a half. Hot and super humid, and boring. It would be impossible to live there without AC in the main room. For 25000 a month, you should definitely have AC in all the rooms. Your kids will be bored after the first two weeks. That area is a challenge to get to Progreso, and all there is in Progreso is restaurants.
That house is not fitted for rent I noticed a few areas with water stain on walls and ceilings, the faucet in one of the bathroom it was pretty rusty, the furniture looks old ,no closets, the house only looks ok from the outside but definitely the inside needs lots of work , I won’t rent this house for 25k pesos if you want to spend that kind of money you can get a way better place for that amount of $
Maaaaaaan, 25K seems high for that place given how remote it is and the condition it is in. With all of those peeling ceilings and walls, it needs more than "paint and a clean-up". It also seems expensive considering there's no AC in the living room. I hope your client understands how remote that place is. It's one thing to have a place like that for a vacation home, but for everyday living, it seems lonely and like it would get boring after a few weeks (but then again, I like bustling cities, lol). Were you able to get a sense for what other rentals in the area go for?
