U didn't factor property tax, matainance fees, management fees, occupancy rate, eviction orders. If you included all, real estate is not a good investment for me.

I only counted the new cash flow after vacancy rates and operating expenses. So, you don't need to double count on that. Eviction can happen, but not every house. It's the cost or risk of doing business. Dont forget you get tax deductions for maintenance fees and management fees. I agree. Every investment isn't suited for anyone. If you prefer other investments, please do so.

​​@@myamericandreambywin nothing wrong with investing in the one you comfortable with. But I calculated and analyze data, renting house is really not a good investment. I can deduct my expenses for matainance but it is just fraction.i calculated and returns is so bad.
In Texas,Houston house around 480000$ house value and I calculated for net income .The biggest expense will be property taxes. The first year will be lower, but if i assume a 2nd year valuation, taxes are $1031 per month, plus $150 for property management, plus $258 for leasing expenses(1 months rent divided by 12), $200 for insurance, and $100 for HOA. $1739 expense per month. If it leases for $3000, that leaves you with $1260 net per month. I didn't factor in maintenance because it's new construction. If I include maintenance it will be even lower.
