Before considering buying a home check first to see if the land comes with it. Many older homes passed down through the families do not own the land just the house. We recently tried to buy a house on a nice piece of land and when we went to the lawyers to draw up the paper work, we found out the person trying to sell us the property only owned the house not the land. Years ago it was common for people to just pick a piece of land and just build on it. Squatters used to be a big thing here. The woman who was trying to sell us the property never told us that her father had built a house on it before and the family was in court trying to argue who owned the property. The woman only owned the house she built on it herself not the land.
True, I just learned this from a neighbor. Also squatting in homes is HUGE. Santurce with all the illegal Dominicans many are squatting in homes.
I was born and raised in Dorado,PR. At the present time I live in Chicago. but I definitely recommend to really take a deep look at the places where this cheap houses are located. This neighborhood can be dangerous. Best option is to buy/rent in an access controlled neighborhood. Definitely recommend Dorado, Guaynabo, Rincon, Isabela and caguas. Also Diane Cohn I think your videos are very wise and accurate. Thanks for the education.
Thanks for the eye-opener info. I'm 66 and plan to retire and die there. I knew little until listening to you. Thank you.
I love PR I've been there a few times on vacation, and I would certainly be comfortable moving there.
I will move there in time.
@Nature Lover Hi, is it not since most of the puetoricans speak English, but it does help a lot.
We be binging. Info overload, We coming out and really enjoy the insider intel.
Thanx so much for your insight, dinner on us plus.
Hello Diane got to tell you i love your videos they are very informative. I am from Aibonito but live in Florida and you are definitely right about the prices away from San Juan .
I am so glad you mentioned growing your own food!!!! I cannot believe that people on the island actually buy stuff that they can grow themselves. I am first generation mainland Puerto Rican. My dream is to by a place in PR and just plant whatever I can. I am so disappointed in my family members when I visit and see store bought sofrito in their fridge!! I live in Chicago and I make my own. How I would love to plant all the ingredients myself in PR and harvest. Love your videos.
Very informative video. Can't lie you covered enough to do some research. Appreciated.
Thanks for your information. You remained me the reason why I left 45 years ago. However I will love to go back to my Island . Have a wonderful time
Thank you so much for sharing. very informative !
Good job on reporting the other side of living in Puerto Rico. Cheap living here no question but the heat is a problem.
@@dorkladytravels I like the idea of living in a small mountain town for the cooler temperatures. Are they also safer? And are there fewer bugs in the mountain towns if one manages to live in the city proper rather than out in a more forested area? Thanks so much for your fine work.
thanx for info have decided to retire to the island your info was helpful
If you have lived your life in the states would recommend visiting first. I don’t usually curse but these pot holes the size of a wheel barrels in heavy high way traffic you fall right into them .
Great review and certainly outside the box.
You covered a LOT in this video and all true! I love Puerto Rico and coming from a big city where everything is so readily available takes a lot of thought, planning and soul searching when contemplating a move there. I have gone every year for 8 years for 2 weeks. This year I spent a month and was sad to leave. Next time I go I hope to stay for 3 months. I need to slowly stretch out the time so that I can get used to the way things work there. Eventually, I want to be able to stay there 7 months out of the year.
Love this video!!
Thank you for show my land to the World! Greetings from Arizona, AZ!
On point ! loved it ! 🥰
Great video!! Thanks so much!!!
Wonderful video learn so much love it thank you
We are excited to get started on remodeling our home near Vega Baja but now we are unable to travel to it from the mainland. We are ready to enjoy the beautiful island!
Excellent advise... well thought out
Please hear the lady, as a native the best advice she's giving is coming to see for yourself 1rst... From my 60 years living here... "Cheap isn't always safe"... People, beaches, "global eating"...in the right place FOR YOU, and your preferences only.. this will be a true paradise... Blessings!
Your right
Stop selling our island!!!!!
Hello Frances, I took my wife there and she fell in love with the island and culture. She really wants to move there, but I'm afraid that she may not like it once we're there. any advice
@@luisarroyosyouj8954 Anyone can move to PR just like Puerto Ricans have the right to move to the U.S. Stop being so hateful!!!!!
@@jrod8970 You should alway
rent, before you buy. This way
you get the feeling for island
Living.
I’m from Guanica did not think I would hear it here made me happy lol very solid video
Thanks for the heads up about all the bugs!
Great thanks for the valuable information.
Barranquitas is awesome!🇵🇷♥️
i retired here and love it ,,,,,even decided to start a business but am taking my time
So glad you decided to provide an updated video. Lots of great advice and very accurate! 👍
What a great video; cautious and honest review of these three towns; recommendations by you are so grounded and sincere; a good review - honest, buyer-beware, review! Thanks !
I enjoy your videos very much! What is the annual real property tax rate in the metro area? I saw an article citing ranges from 8.03% to 11.83%! That sounds extremely high. We plan on living in Puerto Rico for two years and then plan on moving to the mainland and renting out the condo for about a decade and then return to retire in our 60s. Should we just rent for now?
Great, video like always.
I am looking at this for retirement. Thanks for the info.
You've impressed me with you're words ☝🏾 this is my home, came across this video and wondered "let me see what this person from up north has to say about us" very accurate especially for those wishing to come down here and invest in real estate ☝🏾 thank you for this awesome video 🙏🏾🇺🇸🇺🇸🇵🇷🇵🇷
Oh waw you simply the best vlogger so far i love everything you saying ❤️💯🤣👍👍
Do you really recommend not buying a newer used jeep if I’m located in San Juan? Want to be comfortable but if it’s gonna get that destroyed
Very informative video!
Hello Diane Cohn, I Was wondering what app or website you used to zoom in and zoom out of the island in 3D?
It’s February 2021 and Realestate has gone through the roof! Rent for a year because all these pandemic buyers will be sellers once the realities of the island sink in.
Excellent information thank you 🙏
Do you know in Puerto Rico if my New York State pension is taxable?I work for MTA/Long Island Railroad.
Hi Diane Cohn. I am planning to retire to PR. I am interested in health insurance. How do I go about getting health insurance? Is the health insurance from United States transferable to PR? I am planning to live on the East side of PR, such as: Luquillo, Fajardo or Humacao.
OK, you convinced me Not to move there...I couldn't live without reliable medical system now that we are over the hill...Very comprehensive review, especially regarding Home Insurance where my US agent told me specifically what would/would not be covered in the event of earthquake on my earthquake insurance. It's important to go in with eyes wide open.
You have at least wrote them down for us so we know how to spell the town thank you so much
GREAT VIDEO!!!
Great information. Are you living back in Tahoe now?
Sold! Enough of these northern Illinois winters! We are coming down to semi-retire, grow peppers,.make sauce, and sell it at festivals, along with our vegetarian tacos! We will go back to the mainland to do some state and county fairs, but otherwise, we are for.la Isla.
Very good Vlog, thank you
Thanks for the video
Hello Diane. I really enjoyed your video. I am from Aguada currently living in Connecticut. I'll be retiring in about 4 years and l am coming back home. Hope to meet you in person some day. Thank you.😘😘
Gotta have high speed internet! How good is cell phone service?
So’ why you left then??? Not everything is as nice as you say in this video sadly. I am born and raised in the island but have lo leave because of the poor employment opportunities
@@dorkladytravels Make sense! Myself I miss the heat/Caribean Climate
Hi your video are great. I lived in Puerto Rico for 5 years but left, now I live in the magic city of miami Florida and is stunning beautiful. 😂❤❤
great tips we are moving there the people are nice and not anywhere near whats going on in the USA.i love my country but we need to see how Puerto Rico makes things happen even with all that they had to ?they are still amazing people my hat goes out to and island that,s never been treated correct been part of USA.that,s so wrong what they have done to it....its Ok GOD HAS THE LAST MOVE.AMEN
Good investigation. 👍🏼
Great vídeo,thanks,l love puertorrico
Very good. One day I will buy one house maybe in Guaynabo or Trujillo Alto. Thank you for you wise advisers
Tried for four years. And problems with moldy clothing. Windows open all year round. Next mice problem. Can't have any food out. But still no generator due to cost .. not know almost impossible to garden here due to chickens everywhere dig up garden. 4 dollars per watt for a generator. Plus my salary dropped almost half. . So I had to change stuff. Concealed car insurance . Home owners not available. But home is concrete. Still trying to figure out cut costs.
Dios bendiga tu familia y a Puerto Rico.🤠🙏🏄♂️
A quick question I’ve lived in Hawaii for a decade , A very ongoing problem I had was staph infection from sand or beach’s . Hands anyone you know had that problem???
Possibly at beaches near industrial or sewage dump areas. Staph is a sign of water contamination.
Awesome video
Waiting to hear about a 1.2 million estate near Rincon. Thinking the housing bubble will drop prices but a poor island has little incentive to lower.
Moving To The Mountains Sounds Good But I Need To Be In The Outskirts Of The Metropolitan Area Where I Can Commute More Easy. The Transportation Is Really A Problem There. I Need The Jeep That You're Talking About And The One Bedroom Apartment.
WELCOME ! YESSSSSS
I'm considering moving there in the future from Florida. I had no idea it was that cheap to rent or buy? Wow!
The best and different fruits is in mountain. I love one named carambola. It is a yellow one.
Barranquitas beautiful center of the island were my grandparents are from.
Super informative video, thank you. Wow. I just moved here. Whats the best internet and cable service?
If you're planning to move to San Juan or nearby, *Optico Fiber* is the best with 1Gb down/up for $70 a month flat fee. After that would be Liberty Cable and then Claro.
What is the internet speed like in these areas?
Aguadilla, Aguada, Moca, Isabela & San Sebastián.....GREAT AREA....Northwest PR
Very informative Diane! The devil is always in the details and you really covered them here. The doctor visit!🙄 Thanks!
So, if I don’t drive and might need cardiac care, I should probably stick with San Juan, or is there another viable place?
If you rely on electricity to survive. Not a good choice
Thank you very much
Great Video. I'm working on a video on "how to buy a house in PR" that should be done in the next day or two.
Did you complete the video on how to buy a house? I had a trip planned which was cancelled due to Corona but I have been actively looking and would def be interested. Thank you!
Saw your video, good info
@@ucla81803 Retirementality has some good content about investing, rental properties, earning money on UA-cam, island life etc, and we share back and forth. He lives in St. Thomas but owns property here and in Florida. He hardly ever mentions Mold, but he covers pitfalls and issues that do matter.
Do a video of the municipality of Arecibo, it's a cheep place to live.
This was a comprehensive and very lucid explanation, thank you so much! ^‿^
I was born in barranquitas and l live in a farm l wonder how much is to rent an apartment in the farm quebradillas l had a house there but is 50 years l don't see pr.
What website is good to look at the house to buy or rent?
@@dorkladytravels I am looking to move there in a few years hopefully visit the island in 1/22 coming up thank you 🙏
Puerto rico is good for vacation not to buy homes to live a normal lifestyle. The natives always get properties back at cheaper prices because outsiders have to sell low all the time. Expect hurricanes that will destroy your home every five years or so. Expect black outs for 3 months. Outsiders have to be very quiet don't complain to people because they will get you out! Puerto rico is not a state the commonwealth working on new laws USA don't have control of properties here.
I bought a house in Punta Santiago . And there is no insurance for my town.
Thanks you Diane 🇵🇷🇵🇷💖💖🇺🇲🇺🇲🙏🙏🙏
I am from Puerto Rico and live in Reno, What a coincidence 😁.
What about taxes I heard you got to pay property tax on Puerto Rico something that was never done before
Very informative video and thanks for taking the time to put it all together. Now I have two tiny questions (1) Is there a reason why you didn't use examples from the East side of the island (as in Rio Grande, Luquillo or Fajardo) and (2) The link for cell phone plans, doesn't give provide coverage information for Internet service, is there a link out there for that?
Hello . What if i already have a property and want to build
Could you recomend a good real estate agent? I cant one to return phone calls? Did you finance thru a local bank? Difficult level? Recommendations? Sorry for the long msg. Thank you for great info!!
@@dorkladytravels You are a rock star...gjrri@aol.com Be well be blessed. Gave you mine instead...email.
Jmrealtyinrincon.com Josue Troche they are located at the west side of the island lovely place beaches restaurants close to Mayagüez and aguadilla airport check out there web page all the best
You can live very inexpensively in Mayagüez.3 bedroom house very near the Caribbean Sea for about $60 thousand. Shop where we natives shop. Would be happy to speak to you. We moved here after retirement. Ramon Fernandez.
What an incredible video. Tons and tons of information backed by prices and examples and details. AWESOME. Is there a new one, this is April 2020. GREAT JOB.
Can we drink tap water?
can you do a video on land only (lots)
I lived in PR a decade ago and it has changed so much in those 10 years. I was very sad my most recent trip there! It looks so barren compared to 2010
I would like to expand on the minimum wage topic. The minimun wage in Puerto Rico is comparable to most Southern States but there is a huge difference in take home pay. If you work in Puerto Rico there is no Federal or State tax deducted from your paycheck.
Food prices is double is Puerto Rico. Gallon of milk $9
Wow! That makes a huge difference, thank you for that piece of information
But everything is way more expensive in Puerto Rico!
Great video with lots of important information. Thank you!
Are you still leaving here in PR? We are from San German, pr
Prescriptions from the US? Is that an issue?
What about cost to transport your own furniture and car?
We spent $19K to move an entire shipping container of belongings from Nevada to Puerto Rico, including insurance in 2014. We did not ship a car. I would imagine it's even more expensive now.
@@dorkladytravels Thank you.
would you ever go back? Sounds you were turned off. Appreciate your honesty
Did I already say what an exceptional video this is. 10 thumbs up -- if I had 10 thumbs!
Yay Diane! Me gusta mucho, tu video! Estoy tratando de aprender español, porque tengo planes de visitar Puerto Rico pronto! Mil gracias por toda la informacion! 😎

Yes, my best friend and I would like to move to Puerto Rico, but we are very low budget. We are house rich, though, we have a beautiful spot in New England, we also have a adorable little cabin in the Maine Woods on the coast that we are willing to trade for a small cottage on the beach in Puerto Rico. Anyone have any interest in swapping out properties out there? We are open to hearing from anybody. thanks
