I really respect Morris. I don't think I'll trust anyone else with my next project. He seems really knowledgeable and honest. My entire family is in real estate development, I have to tell them about him.
Dr. Kingori kindly add for us the first part you normally make fun of the current issues happening around the country as you did in the wicked editions
I remember when I was building, the foundation cost almost as much as all the apartments. I used to get really frustrated, seeing no progress while sending money every few weeks. Now I understand the importance of a good foundation.
i never thought i'ld gain this much information on construction esp when thinking of building...hadi i was scared.... there's so much to factor into it but i think most of that should be every one should ensure integrity and safety...

@ mercy, it is possible to check and correct structural integrity of an existing building. We do a structural AUDIT. Using scanners and Schmidt hammer testing engineers can tell quality of concrete and reinforcement that has been used. If the building is found to have a structural defect, there are ways to remedy.
Is it possible to check for the structural integrity of the building after its been completed? Also is there any way to fix structural issues after the building is complete? Here in America, they have a way to fix structural issues in existing houses. I have apartments in Kenya and hope to build more in the future, so this issue is of great interest to me. Thanks so much for bringing these guests, I always enjoy listening to Morris sharing his vast knowledge.
It's very possible to do a structural AUDIT to an existing building and if defective there are ways to remedy. Kenya has experienced world class engineers and contractors. Do you know that the engineer who did the structural AUDIT on coop bank headquarters tower is a Kenyan?. Trusted by USA government who adapted his recommendations.
@@njuenjoka5219 thanks for the information. The roofs of my apartments looked uneven and had to be redone, I'm always worried that it was probably a structural issue that caused that. We've sunk several boreholes on our land since we've built multiple apartments, so this worries me even more. I'm currently in America so I always get secondhand information
@mercyk2672 Uneven roof was most likely an issue of poor workmanship (the workers did not take care of levels when they did the initial roof). I am happy it was resolved to your satisfaction.
Dr Kingori we as Africans had our own architecture design before Chuma and kokoto . Please get to interview on eco friendly housing with raw materials such as mud. Its being done a lot in India and they are very beautiful long lasting housing
Unfortunately, that's a tough sell for people most people, everyone wants the latest and best. Trying to introduce the concept of mud houses will feel like going back to medieval times.
@@mercyk2672We're also dealing with more adverse climatic conditions such as floods due to population growth and modernization which has led to the destruction of vegetation cover and forests. All developers need to do is to work with professionals and avoid shortcuts when putting up structures.
Correction the swamps were two. The one that was filled iko before the bridge coming from Nairobi. The one Dr. King'ori is talking about is still there after the bridge on the left. Some guy bought part of it and attempted to build and the building started sinking.
This is scary but also eye opening. Our parents bought land in Kitengela and left it to us. None of my siblings have developed their plots. Now I'm cautious about developing mine too. What else can I use the land for. I'm based in America so I'm really dependent on what my siblings tell me, but they may be misinformed too.
Raft foundations are intended to make a building FLOAT in sandy loose and unstable soils. A good geotechnical Engineer need to investigate and advice accordingly.

Texting in a filmed conversation podcast is the highest level of disrespect to the host, the conversing guest and the viewers.
