    As a sr adjuster, if the damage is there and we can line it up to the storm date, I’m paying as long as the policy allows it.

    I had a very good experience with Foremost Insurance, they cover me this year. Last year with same insurance they denied my claim and what was different was the way I worded my claim. The first time I just mentioned that my roof was old and looked damaged, they simply denied it. Second time I mentioned that the wind had ripped some shingles and they sent an adjuster, got my claim accepted. The difference was the words I used.

    You know what I found with bids. You have the guys in the shiny trucks with the pamphlets that charge way over top dollar. You have the guys that may not even have insurance that will give you a screaming deal. Somewhere in there quite a few companies exist that are certified, insured, current CCB and extremely knowledgeable. I really don't see anything wrong with taking the lower bid from one of those companies. The one I chose was towards the lower end of the price bunch but they line item everything for me, no garbage parts.

    We don’t cover for wall flashing replacement is one I hear a lot. We all know that a new roof is only as good as the flashing work

    Our insurance company denied paying to fix out roof cuz they sent out an inspector who said the decking size was wrong and there were too many layers of shingles. So they denied us and then THEY contacted someone to put a $30 tarp on our roof who then charged us $500 for that stupid tarp.
    Furious about the entire ordeal. Angry that I didn't know how to fight that at that time.

    Am a huge fan of your channel. But you should prepare a list of rebuttals to these very common (and weak inaccurate) insurance company objections. As a public adjuster of 12 yrs + I have written my own list.

    The insurance company sets the guidelines for the adjusters on how the estimate is written, ie. ridge in waste, replace vents nor R&R, etc..

    Erie denied our siding claim, saying that vinyl siding is super easy to match, so they will not cover even one side. They said we could change each missing shingle (due to tornado) out of our pocket. The contractor also said it's impossible to open a claim for vinyl siding.

      when you file a claim its for the whole property. personal property even if you have that coverage and its damaged.

    The law in most states is "you must make me whole" make sure you say this many times on the recorded phone calls to your insurance company. It drives them nuts and you will win.

    Me: oh so it wouldn’t pass reparability
    Adjuster: No, but we’re not paying for it

      I send those two legal all day long. It might take 2 months to get it approved but legal teams will usually not take it unless they know they can get it approved.

      This wasn’t cause from hail...it was cause by large rain drops so we aren’t covering it. AAA insurance

      Allstate wrote up 158 repairs on a 20 square roof. They also denied non-repairability of a 30 year old 12:12 3 tab.

    Xactware is owned by Verisk Analytics, whose parent companies are AIG, the Hartford and Travelers. It is NOT a third party any longer - not since its acquisition by Verisk.

      Insurance companies are CORRUPT !!!
      Many "agents" who sell policy are "willfully ignorant" and DO NOT explain
      vague and contradictory legal language in insurance policies. Find one who does.
      Unless the agent is licensed,and even if he/she is, there will likely be no harm to the agent for failure to disclose and explain policy exemptions , legalize... "when...if...ever...pre-existing... latent.... contractor's bad work...homeowner damages from latent defects." Denials, underpayment of claims, and Bad Faith on part of insurance company.
      CHECK YOUR STATE'S Laws.
      Try to purchase from a real, licensed human person agent...preferably, "Independent" ...i.e. non-captive to
      "State Farm" or similar. Ask questions and verify coverage, exclusions, duty of insured.
      After you buy a homeowner s policy, "The Insurance Company" may control your property....check your state laws.
      Customers are programmed to "trust" the 'agent" who sold the policy . Find an "old school" agent and ask for explanation of every paragraph in your insurance contact. Take notes and then Verify... your understanding....state law... and other.
      Do NOT buy from "Flo" ...
      NEVER buy, on your phone, a document you can NOT read and completely understand.
      Why buy from a Reptile? (blatant expression of the company 's contempt for ignorant customers)
      An insurance policy is a legal, binding contact between ...... teeeny weeeny customer and MEGA
      insurance giants(s).
      Call the "agent" when you have an emergency...... be ready to hear..."report the claim yourself.."
      Language used by "the customer" who reports claim will, then, be used to deny or limit payment.
      Customers have NO idea how to "report a claim" This begins, a denial, low-ball payment and/or inspection with insurance company 's "experts" who make-up facts , offer opinions.... and look everywhere to blame the customer. These "two legged reptiles" may be notoriously polite and able to gain the trust of the customer. Meanwhile, they are stabbing you in the back, to twist and tork your claim to the lowest possible payment to customer and highest possible profit for insurance company.
      Customers "trust" insurance adjustor sent by Insurance Company, because customer does not understand the level of repair /recovery .
      If you are uncertain, consider researching a reputable Public Adjuster, or law firm who does NOT charge the
      policyholder.

    AllState claim: meeting with third party inspector and we are up on the roof. He asked me to mark the hail damage, I do just that. He takes pictures on camera. He goes down the ladder to show AllState adjuster-who is in his car-the photos of the damage. Third party inspector comes back and starts marking 0s on each slope. I asked him “what are you doing? Why are you making 0s.” He replies and I quote “man, he’s telling me to mark 0s on everything. You’re mad at the wrong guy, I have to do what he says.” I go down and ask the adjuster what’s his reasoning and he says “it’s all blistering to me buddy.” This house took 3 inspections to get approved. That’s Allstate for you.

    As an Insurance adjuster for State Farm. I can honestly rebuttal each one of your claims. There is no internal training to deny or save money when it comes to claims.. seriously, contractors are all honest. Ever heard of 2SS, paying to 2 story and pitch. Starter shingles are always on a roof claim. I have said get 3 estimates. Then go with gut feeling on who is the best. You have god points and are knowledgeable. But instead of pointing out the experiences you had with bad insurance companies. However, this does not paint the picture for the majority. By the way an adjuster can’t give fully what is needed to repair property unless we have an estimate. It is your job to get an estimate

    Should be top ten…adjuster says homeowner roof damage repair costs are slightly lower than percentage deductible which is usually an amount much higher than home owners can easily afford.

    I’m a property adjuster. I really enjoy your videos. I learn what to avoid and how to act more ethical. Some stuff are not correct but not due lies more of specific situations. Example someone State Farm could be hired as IA but they represent SF however they get paid by keeping cost down. So it’s a bad apple but others are due to ego on both sides. Lastly is Xactimate is more or a streamline @roofing

    Roof denied because of thermal expansion and de-lamination of the wood..the insurance co hired a engineering co to come up with that conclusion, fast forward 3 years later i am getting roof replaced now at my expense and out of a 60 sq roof their was no de-lamination of the wood structure, and only 1 4 x 8 sheet of roofing plywood 1/2 inch thick needed replaces for rot..the whole roof was 1/2 inch sheeting..

    After inspecting an old 3 tab for wind.
    Adjuster says. "It can be repaired, we don't do brittle test anymore." He tells homeowner in front of me. "I know plenty of guys that would have no trouble repair this roof. I can give you their number"
    Me: "okay give him their numbers so he can call them"
    Adjuster: "oh actually I forgot, I can't do that, because the repairs don't exceed the deductible"
    Me: "so you just lied to me and Mr Jones? What else are you lying about?"
    Adjuster: "I'm done here l" and he leaves in a Prius.
    He had a $3000 deductible

    Your math is bad…..Severe weather resulted in more than 332,000 hail claims paid by State Farm® in 2020. …Just hail….Just one company….
    While fewer claims than 2019, the amount paid on damage increased totaling more than $3.1 billion….That’s just hail claims….
    Also, whether a claim is accepted or denied isn’t the fault of the adjuster…..it’s explicitly tied to the language in the policy. Either the loss is insured….Or the loss is not insured.
    The job of the adjuster it to determine coverage based on the policy…..If you want to argue why some things get denied….I don’t know….Let’s apply common sense. If insurance companies didn’t deny things from time to time or had no line in the sand concerning things like flood denials…how much would an insurance policy cost the customer??? What would a premium or a deductible look like??? It would be astronomical in cost.

    We incurred major damage to our roof from a thunderstorm back in August this year. It tore up our trampoline and gazebo as well. Many homes in our subdivision had major roof damage. We had large areas in front of our home that had lost shingles. I filed a claim with our insurance State Farm just as the storm had pasted. I called a roofing contractor the next morning and they came and tarped the exposed areas and explained we had major hail damage over all the roof and shingles that were torn loose everywhere. Called State Farm for a inspection and it took a week before their inspection contractor came out to look at it. I had the roofing contractor be there at the same time. Both agreed that the entire roof had damage. The estimate was submitted to State Farm and they informed us that it wasn't bad and was paying us for a roof repair. The estimate stated that 3/4 of our entire roof was to be repair with new shingles on a 9 year old roof. The estimate from three different roofing contractors have stated that the whole roof needs to be replaced, that the damage is too severe. Their estimates are roughly around the same amount of $7,000. State Farm's estimate is 1/4 less than the total roof replacement! $5,557 is what they want to pay us to patch the roof!
    I'm going to request another roof inspection from State Farm and have a roofing contractor be present this time as well. If this come back same or near the same, i'll be forced to hire a attorney for sue State Farm. In the meantime my roof is still screwed up with shingles missing and we are heading into fall and winter.
    By the way, all of the other homes that got damage in our subdivision have gotten new roofs! We are the only ones left with a eyesore roof! It's a mess!

      Update, I've had six estimates from six different roofing contractor companies, All are 5 star rated, 4 are A+ BBB companies and all have submitted estimates starting that our roof is un repairable and will require a total roof replacement from the amount of wind damage and shingle loss. They all have said that they would not touch the roof for repair. All have submitted photographs and one even photos and a detailed video showing the damage. All have been submitted to State Farm for review. Claims representative states that none of the estimates have a complete line item breakdown and cannot be evaluated by them. Now I have to have all of them resubmit new estimates with a complete line item break down before the will look at them. They won't even send out another inspector, a inspector from State farm, Not the kid that did the first inspection from "Seek Now". My insurance agent hasn't done anything to help except he wants to send out a guy he knows to inspect our roof! What? Now my agent wants to use his guy not affiliated with State Farm to inspect my roof?!!!!!!!Me and my wife are Pissed beyond belief! 15 years with State Farm with never a claim and now this is how we are treated! If after all of this is resubmitted and they still come back saying "just repair", I will get a attorney and sue them for breach of contract and for bad faith! My roof has more chalk marks all over it than a school's playground and two very large tarped areas of loss of shingles!
      Warning! Do not use State farm insurance! Run away as far as you can !

      @@flippersreef I just went through the same crap with State Farm. First they said they would pay to replace 24 shingles ($1,200). Then they sent an engineer company out. The SF said they will pay to replace 54 shingles (2,400). Less than our deductible so SF will pay $0. Then we hired a public adjuster. They couldn't get anywhere. They had us have our own engineer company come out. They submitted their engineer report which completely destroyed the bogus engineer report SF had. They said they are standing behind their engineer report and wouldn't budge. The public adjuster couldn't get anywhere and released from our contract. I called our agent. He called SF. He was able to get SF to send an adjuster out. Our agent said he is coming out to look at the damage and will answer all of my concerns. When that adjuster called to set up a time, he said he was not coming out to inspect anything. He was only coming out to get a sample of the shingles and a sample of the siding to send to their own lab. A few weeks later they approved the siding but still were denying to replace the roof. They were paying $21k for siding and to replace 54 shingles minus our $5k deductible. I called our agent again. He called SF again. He couldn't get anywhere with them. He gave me the contact number for the actual claims manager. I called him and told him our contractor needs to know which 54 shingles SF is replacing. He said the ones that are damaged. I said which 54 damaged ones? We have over 200 that are damaged. We need to know which 54 of the 200 damaged shingles SF is approving to be replaced. I told him SF needs to send someone from SF who has authority to make a decision on the spot. He arranged to have a restoration company come out and meet him at the property. He wanted to know if they think they can just repair the roof. They brought a roofing company with them who they subcontract their roofing jobs to. They said the roof needs to be replaced. The claims manager approved it on the spot. SF agreed to pay $46k for roof and siding. It wasn't enough. Then they agreed to pay $57k for roof, skylights, siding and fascia. Still not enough. Now they're at $61k for roof, skylights, siding, metal fascia and gutters. The only thing missing now is the 20% for the contractors overhead and profit they are entitled to. That should bring the total amount to about $72,300 which I'm expecting to get this week. This has taken 10 months so far.

      If you haven't done so yet, I highly suggest switching to travelers. Competitive pricing and they actually treat you fairly. State farm is terrible and they are just as terrible with auto insurance. They look for every angle to take money from you and deny a claim or give you as little as possible on one

      @@gen-X-trader travelers insurance is great, but very expensive. For me $2710 thru State Farm vs $4660 with Travelers. You get what you pay for, but 2K difference a year adds up fast. For that amount difference I can self insure myself for the roof every 5 years, less actually since I am a roofer. If State farm ever denies a rightful claim I'll just hire a private adjuster and or sue them. My state issues 3X the claim amount for unfair claim practices.

    we had a lightning strike in our pasture and bc we have a lightning rod on the opposite end of the pasture from where the strike hit, we did not have total loss but several electronic items were hit. Our driveway electric gate worked before the strike then quit working after . The adjuster sent a guy from Strike Check to come look. He was here this morning, opened the housing to it and said “there is still power to it”. That would have to be the biggest coincidence in the world if it was not due to the strike! Also there were no visible burnt wires in the box. I read a comment on another site that if the insurance company sends Strike Check, they are wanting a reason to deny the claim. Does anyone know if that is a true statement or has anyone had an experience with Strike Check?

    especially if your a newly founded business getting these claims approved it is tricky, luckily we are partnered with a PA that handles everything. but my question is should i use a PA on every claim?

      Hell no, a PA takes 10% off the top. Prior to any estimates . That’s 10% from the property owner

    Kentucky is a matching code. I had a claim with Allstate and the adjuster said to he wouldn't pay because the matching code was not longer a thing it was irrelevant for me to even mentioned, then he paid just to replace half of the roof and told the homeowners to use the money to take a trip to Hawaii. It was the worse adjuster I ever meet before.

      I'm here in KY dealing with a couple of Allstate claims. One of them, an ITEL report was completed. Shingle is technically discontinued. Its dimensions slightly changed and color does not match. They said they wouldn't cover because of other non matching repairs in the back of the house. So I moved on to repairability. There was damage caused to the shingles above the repair but adjuster denied saying he didn't see any even though it was very clear! He just said he's not covering it because he doesn't see what I'm saying about the granules that have come off making it nonrepairable. Not sure what to do now.
      And then my other Allstate claim adjuster is saying repair wasn't performed correctly since I didn't use a roofing snake.
      Idk what to do!

    “Your damage on your roof occurred because of this hurricane and not that non-named hailstorm.” (Trying to get homeowner to pay hurricane deductible instead of ‘all other perils deductible’) Now homeowner needs to pay hefty deductible of 2% of the value of their home for the replacement.     You keep saying "insurance adjusters want to save money....cut corners....", no your statement is not true, Insurance carriers may want this, but as an independent adjuster it benefits me to find everything I can that is damaged so that it can go on the estimate. If I can document it, or prove that it is there during the inspection, then I will try to write for it. The problem is when the carrier goes to approve the estimate, this is where the problems start, and I'm usually fighting to get the money, not take the cheap way out. You've had some crappy adjusters.

    A question I would like to ask... Homeowners are coming to me & saying, "My insurance came by or called me & said, 'if I don't get a new roof, we will drop you from your home owner's insurance' and they're scared. So, my question is, is this legitimate? I've given roof estimates and further reports to state they DO or they DO NOT need a roof but it seems very fishy to me.

      I have wind damage from a storm that rolled through earlier this year but I'm afraid my ins. company is going to play games or try to pay only partial. I also have older damage before the storm from other storms that blew shingles off so am I covered? I had a roofer patch some areas and I also patched the sheetrock inside my home. ANY advise is GREATLY appreciated as I DON'T want to learn the hard way or be taken advantage of from Ins company. Thanks in advance

      @@thepropertygurus.9940 I think the best answer to this, is always file a claim when the damage occurs! Should anyone pay for unrelated damage is a logical question! Also, if the roofer can’t warrant a repair, then maybe the carrier will consider full replacement! But you need to provide documentation stating the facts listing details which must contractors don’t want to do the extra work without pay or a guarantee of them doing the job! So catch 22 here! Can’t blame the carrier on every aspect! If you pay for insurance then use it as much as possible even if they drop you, some one else will always offer you insurance!

    This is not a joke at all. I went out to a house that had wind damage and it was a two layer roof. The adjustor i kid you not said "well we could take off some of the shingles on the back since it is a two layer and put it on the front" The home owner looked like his mind was blown. I thought maybe i did not hear him right and i said "Sorry i did not hear you could you repeat that". He repeated the same statement and left me dazed and confused.

    I disagree submit the estimate. get that estimate from your contractor upfront. I’m required to reconcile the estimate at the property if it’s submitted, but contractors go through these extra step to keep the claim on going come prepared so we can pay it on site. Home owners would you go to a body shop and get the price after the work has already begun ?

    State Farm claim two weeks ago as of today writing this. Bought a house six house down for wind and hail. Met the adjuster at my next customers house after...1. Khalid wasn’t even the assign adjuster. The original lady never showed. 2. He showed unannounced and bothered the homeowner while she was at work in turn getting her in trouble with her boss. 3. Spent 10 minutes on the roof said no damages. So with that said, this homeowner home is literally 6 house away. Damaged from same storm, and he denied it. The area had numerous wind events happen with in the last six months of her police date. But denied her all the same. I was put on file as their authorized contractor when the homeowner filed the claim. The adjuster then proceeded to tell me he didn’t have to speak to me about the claim, even after the homeowner told him you will be talking with my contractor, they are handling this. This homeowner is also the HOA president of this very neighborhood. Advice?

    My insurance company, Farm Bureau, has agreed to pay for a full roof replacement due to wind and hail damage. They are currently not in agreement with my contractor of the price. My insurance company has told me they won’t pay for line items that will put my roof up to code. “We just don’t pay for that kind of thing.” “There are other companies that will do your roof cheaper.” “Your contractor is a predatory company.” “I’m going on vacation, so I won’t talk to your contractor.” I’m so frustrated because i’m not sure if I should get an appraisal or back out of my contact with my contractor and find a cheaper company. I’ve made a report to the APA and the insurance commissioner. I don’t want to end up paying for more than my deductible because I fought a losing battle. So frustrating as a home owner.

      Not all policies have code upgrade coverage. Your far better off getting out of that contract and getting three or more different bids from local roofers.

      I use these examples and ask the adjuster this:
      We all know we legally need to stop at red lights when driving(code adoption), but If your driving and run a red light and don’t get caught does this make it ok to keep running red lights?)code enforcement)
      Same type of example: just be cause someone drinks and drives and doesn’t get caught doesn’t mean it’s ok to continue to break the law and drink and drive.

    Insurance company owes no more than the policy limits. If your limit is $30,000 and the contractor wants to charge $32,000 he or she can charge that but the insurance company is only paying $30,000. You have to pay the other $2 000 on your own.

    As a storm adjuster who has paid/denied including all the major carriers about 5000 roofs. The starter strip is included in the 10% or 15% added to the total price based on the roof shape/complexity. The insurance companies using Exacimate is priced by zip code and is usually pretty fair. During large storms roofers from all over the nation arrive to feed on the demand. Exactimate is adjusted during these periods to reflect increased demand. This fellow has no concept of the matching clause of an insurance policy. NO insurance company pays to match appearance...ever. There is a line item in Exactimate has pays for increased pitches starting at 7/12 Ridge cap, plumbing flashings. turtle vents even painting of the plumbing boots are routinely added. It is your job to find a contractor who will accept the insurance companies estimate...period. Remember you are responsible for the deducible amount so the repairs will never be done for the amount the insurance company pays you. Any roofer that says they will absorb the deductible is likely not going to be around for any warranty work later and will cut corners to preserve their profit margin. Adjuster have very specific requirement for repair/replacement of roofing. Each claim is reviewed by their file examiner. The adjuster must follow their guidelines..period.
    This fellow is typical of the roofers trying to get paid as much as possible. He's not evil or stupid just working it from his angle. The most successful contractors use or are very familiar with Exactimate and can spot missing or under measured items rapidly. Arguing with the adjuster over costs is going nowhere. Find his mistakes and call him on it. Those items will be paid. No amount of whining or explaining will change anything...period.

    Drip edge doesn’t need to be replaced, it’s not damaged - let us know if it’s damaged during install (when you do, they say your installers should have been more careful...)

      @@RoofingInsights3.0 We cover all of Mississippi. Drip edge "when its actually on a roof" is always included here with zero fuss. Many cases they will include it on the whole house even if you only have it on a portion of the rake etc.

    What I often do is add Residential Supervision for 8 hours and O&P. Usually they will say we won't pay for Residential Supervision AND O&P. So, I get something either way.

      Submit GC or Dwelling contractor license. Depends on company, but some do it based on how many trades are present, some do it based on complexity of the loss, and some do it just based on the license being presented.

    Really insirnace doesn't owe for safety equipment for the contractors outside of the states we're they have decided that insurnace does. As OSHA requires the employer to cover that. The policy holder is the client and not the employer of the roofer . If the insurnace company was going to buy safety equipment for anyone it should be the adjuster but it's the same situation they have the IA's as their own company , that is assisting a client and thusly they won't even pay for the people working for then to have safety equipment either.

    $1000 deductible... they say no water damage...lied and would not help and then said would not help since preexisting conditions if you continue with them. Never had house insurance pay for anything before for 34 years.

    Our insurance company denied our claim initially even though two different contractors said we had damage. Finally, we hired a Public Adjuster and he got the insurance company, Travelers, to pay for all the damage (less deductible) on our roof caused by hail ($35,000). The insurance company said we had very little damgw.

    If we inspected roof what % have starter on rake & eave- less 10% who cheating who here. customer does not get what was paid for. same story different complaint. Also I love how someone thinks there entitled to a certain price. contracting is a bid process at heart. Does not matter if it is city or goverment job, you make your bid and they choose who they want.

    I appreciate your information, there’s always good stuff. But, I think some of this is an exaggeration and the contractor and adjuster simply need to discuss things that may have been missed on the estimate. Why do contractors wait on the estimate and then complain about all of the other items they expect to be covered--then complain about the adjuster. There’s no reason for the contractor to wait on submitting the contract details SOW on the work to be done. More working together, less conflict.

      It may be the same person doing the inspection. Sometimes it leads to paying the claim quicker if there are pictures for certain damages. If the homeowner or contractor doesn’t know the reason for the ask, then it’s a great time to ask instead of making a negative assumption.

    I do not recommend Lemonade Insurance Company. We paid $3800 a year for home insurance, but our claim for a water pipe burst was denied. The adjustor came and took pictures of our bathroom and I kept telling him that our ceramic wood in the kitchen was lifting and he just kept ignoring me and focusing on the bathroom which is tiles. #Lemonade Insurance Company.

    State Farm made $40B or $60B a year?? Lol that’s ridiculous. 90% of this video is NOT true. Contractors are SALESMEN. If you call a contractor and tell them “I think my house has storm damage” of course they are going to tell you it’s storm damage.
    The more damage they claim to be storm damage = the more they get $$$. I can’t tell you how many times I’ve showed up to a claim and the contractor has a huge expensive/nice lifted truck. Know how? One contractor showed up in a new corvette once.
    Xactimate actually overestimates the cost for line items so contractors actually get paid more than they should. Insurance companies DO NOT care who you hire as a contractor. Xactimate has a description for each like item that specifies what is covered in that line item.
    Contractors try to get more money for providing the same service by requesting multiple different line items when Xactimate has a specific item that pays for all of those items. Does the customer get the extra money for the contractor doing this? Nope, it goes into the contractors pocket and the customer is none the wiser. So much more wrong with this video.

      I’m an independent adjuster and I have never heard of anything like this at all. Adjusters typically make more per claim when they pay for more damage. Hourly adjusters have no incentives one way or the other as far as calling damage, besides the fact that underpaying for damages is the fastest way to lose your job as an adjuster. Just my 2 cents. I’ve heard all the horror stories. There’s always bad apples in every different trade

She told me her daughter gets a bonus every year for the total number of denied claims she has. So that came straight from an inside adjusters mother. I'm just going to go ahead and believe that that happens! She told me that her daughter's bonus for the year 2019 was over $28,000!

    Contractors make money if the claim is approved. The insurance adjuster either gets paid the same or gets paid more to approve claims. But the insurance adjuster is held accountable for the decisions they make. How does a professional roofer not know how to protect bushes? Ten hours to cover shrubs, are you joking? Get better crews. I stopped listening after that.
