I don’t think I’m quite ready for this video, but I hope I will soon. I have made 1000$ day/swing trading this month. (Learned from your good friend ricky) I am half way done with my real estate license. And I’m a few business days away from getting my chase freedom card so I can get signed up for “The Real Estate Academy”. After all this hard work and grind I will start investing myself in real estate. You are the biggest role model I have right now. I get excited when you post new stuff
My 1000$ this month was from a 1800$ investment. And even tho this video isn’t for me yet I am happy to learn and rewatch when it comes down to it. I have also told sooo many people about your video and Ricky’s. I plug you away. I have 3 people I talk to everyday about trading and investing and both of you are brought up daily.
Graham Stephan No lol I made $1000 this month day/swing trading. I started from $1779 on Jan 3rd (first day of trading in the new year) and now I’m at $2789 less than a month into it. It’s very high volatility so I guess that money isn’t garrenteed until I take it out. I don’t plan on taking it out soon. I have that money as money I never touch and I “forgot about”. It’s a lot of money to me, but to make money you have to risky some. I need to stay Disciplined in what I trade and invest and spend. I’m a broke college student. All that money was because I made 20% of my part time job go to that investment fund. Like you I spend close to nothing. I think a lot about how much I spend on food. It’s mainly eggs or subway sandwiches like you when you were young.
Graham Stephan Also this is a great video in the since of I can show Costumers/Future Clients this formula and help them get great investment properties to set them up for life as well! Definitely going to keep this video in mind when I meet anyone looking to invest. I am in a college town and many people buy just to rent out!
I wish I could like this more than once. I've referred to it a lot of times as I look for my first investment property. A seller's agent told me a mixed-use property I'm looking at has a 12% CAP rate. I thought that was optimistic, so when I did the numbers, I found that the 'actual' income puts it at 5.8% (if cash) and 8.2% (if mortgage, including the equity). This video has been really helpful for me.
@@GrahamStephan Owner Occupied in Apple Valley, CA. Might be even better if I could find a 4-Plex!! Do you want to be my realtor Graham? I usually talk to the owner directly when I see them but she has a realtor. Not sure if I should work with someone that I trust or what

Your videos are so ridiculously on point bro keep this up . I have been eating this stuff up your stuff bc I’m building a house and plan to do the house stacking. I was talking to my broker the entire time about this . . And said there is no reason the house can not pay for itself . I’m building now and it’s my first house . Why not do it now while single . I’m doing this then starting a company to gain another after this , then another ! 👍🔥
12% is very high ROI. Expenses could vary over time depending on repairs/unexpected costs and it could be a lot higher than 1k. 3k rent is also fairly high for a 360k property. Usually I see 400k properties get around 2k. Overall it's good info, but the numbers will vary a lot depending on location and the numbers you used are fairly optimistic.
Great breakdown just one question. How is the $4249 you paid down in the first year counted as income? If that is money that you paid the bank how is that Income? I see how it gives you a bigger percentage but how is that income in the first place?

I'm overwhelmed with joy and happiness seeing other investors of Mr. Gerrald Hamilton, that's enough indication I'm at the right place. He grew my token to $1600 in 2 weeks.

I smashed that like button everytime you said to in this video. The first time turned it on, the 2nd turned it off, and the third turned it back on 😎👍🏼
Great video. How do you figure out the market rent for tenants? How much do you on average leave in the bank account for the repairs as the money grows each month? And how much can you spend for yourself as cash flow money.
OMG!!! Thank you Graham for making a video that's pure gold!!! Im going on my third rental, yet I never broke down my yearly ROI. Im going to use this system from here on out as I plan to get at least one additional rental a year.

Wow, amazing to see others who trade with Mrs. Damaria Diaz, I'm currently on my 5th trade with her and my portfolio has grown tremendously.
Is this not the same Mrs Damaris Diaz, my neighbors are talking about, she must be a perfect expert for people to talk this good about her
@@larrywilson3837 you can communicate with her on telegam with the user name below

Perfect timing!!! I am planning on buying a house this weekend and hopefully another one next month. No more cash buyer. Mortgage even though I don't like debt

Graham Stephan thx
You’ve convinced me that real estate is the way to financial freedom !! And amazing graph and photoshop skills !!
Thanks man! It's definitely the best, imo!
Real estate ain't bad at all but I'm shocked with what I'm realising from stock market through the help of Mr. Gerrald Hamilton.
O yes I'm on the same page, depending on govt won't make anything better. My survival today was when I signed in to Mr. Gerrald Hamilton Hamilton trading services.
I'm close to millions already by investing with Mr. Gerrald Hamilton. I pulled out $50,000 last week after an active supervision from Mr. Gerrald Hamilton Hamilton services.
Wow ,this amazing success then ,how do I reach this dude?
I'm overwhelmed with joy and happiness seeing other investors of Mr. Gerrald Hamilton, that's enough indication I'm at the right place. He grew my token to $1600 in 2 weeks.

These videos are super helpful - as someone tired of working a 9-5 and working towards financial freedom to work for myself and live a happier life, your videos are helping me make that change one step at a time towards the life I want. Time to go "like" every video you have!
Ughhhh youtubeee
Late notification? :(
I got mine late as well, my phone got notified seconds before my computer did.
Looooong overdue but much appreciated.
You got it!!
This’s incredible. 100x better than college courses.
I smashed that like button everytime you said to in this video. The first time turned it on, the 2nd turned it off, and the third turned it back on 😎👍🏼
Ah thanks so much!!! hahah
Graham is the most addictive substance on UA-cam I'm craving for more videos already
Ahhhh thanks!
Congrats man!!
The absolute best video I’ve seen you do. Beautiful job
As always, nobody can explain better than you . thank you so much❤❤
Thanks so much!!
I’m the type of guy that learn from others and take all of the info I can apply for what I need to do ! - we are wayyyy too similar . I come from a push / social / criminology degree but I have owned my company for 3 years and apply psychology and systems to all what I do . I have been playing your game with habit stacking and house stacking& have an interest in motivational speaking . Pretty cool to hear u also say that the other day ! U may be my brother from another mother !
Excellent video Graham!
🙌🏼
Waaaaay over due. I like how your channel is like a massive overview of everything real estate but I wish you got more into the nitty gritty of real estate investing (the numbers), being a realtor and property management
Sure thing!! Will definitely do more!
hahaha finally Graham! You unleash the HOLY GRAIL of all that is real estate on UA-cam. Congrats but most importantly
Thank you, again and again, thank you!!!! :)
Haha thanks so much!!
I love the details!!! Thanks for taking the time to do that. Please post more videos like that. Your attitude and transparency really separates you from the rest of youtubers.
Ah thanks so much!
I’ve been watching your videos for about a year now. Going to be buying my first rental (on Long Island) at the age of 28!
Thanks Graham for showing how to incorporate equity paydown. My worst performing property went from 8% return to 13% return. Liked.
you got it!
