    Days on market. Stock on market. Make like a Mona lisa. Yield - annual rent divide by purchase price. Aim for 5-6% is good. Lots of gr8 education here. ty 4 vid

      @@vikashjina2202annual rent income divided by purchase price of property. Of course, you must deduct annual property costs to obtain accurate yield.

      Not hard mate. Rent per week * 52/ purchase price. Thats your gross rent. Cash flow matters much more which you deduct expenses.

    That cairns story applies same to infrastructure. Lots of announced infrastructure plans end up being scrapped or delayed indefinitely. The biggest growth would only happen right before the infrastructure is finished not even before or when it’s announced.

    Another abt share vs property investment is due to volatility of shares you have to sell to actualise the profit and taxed whenever which interrupt the Beaty of compounding growth.

      They give the biggest loan out of any bank.. but it’s always full recourse, no security

      Of course it’s full recourse PK. NAB lend against the shares with no margin call as long as you keep meeting payments. EXACTLY the same as a house. What’s your point?

      @@nq6417 residential housing terms are not like that.. if you go underwater the bank doesn’t come after you, in the stock example they do

      @@AusPropertyMasteryWithPK PK, it’s a frightening prospect that you think that to be true AND you propose to provide leadership in the real estate space.
      If you are 30 days delinquent, the banks are definitely going to start the process if you do nothing, at 60 days, the bank starts its legal obligation to get you out. You have the right to pull your legal levers, to stay, but unless you know those levers, then you are just delaying eviction, whilst the bank is racking up fees which is inevitably sucking out any equity remaining.
      PK, study up on this. You are sadly mistaken and misleading people if you think otherwise. You are an educator. Get educated about this, please.

      @@nq6417 under water means negative equity. Relax on your accusations.
      Negative equity in stock loans they will come after you, not in resi real estate, please put down the sword
