Sana yung small garden s loob dinagdag nalang sa dining area. Ang liit kse ng dining area which is yun ung pinaka importante s isang bahay lalo n tyong mga pinoy mhilig mgluto at magsalu salo. Ung CR ng maid pnsin ko napaka simple ni wala mn lang shower, then yung mga room s 2nd floor ang liliit. Master bedroom lang ang mgnda. Anyway opinion ko lng naman po ito

Beautiful house, maliit lang ang dining area
Several points: dining area is too small for a 6 person table, the rooms are not planned well--looks awkward where to place your bed, the cabinets are not in high quality, stove/oven-you need to break those counter top to place your stove/oven or dishwasher, the kitchen sink is too small. For 15 million budget they could take a closer look into these points mentioned. My take the rest is all good.

I noticed that the placement of service area exit door is off, you can see na napilitan magbawas sa cabinets para magkaroon ng space to open/close the door. AV Room lacks space din, Kung fixed yung cabinets sa wall mapipilitan yung owner gumamit ng maliit na TV screen, else nakaka lula manuod sobrang lapit.

dpo aq architect, designer or engineer, pero mejo off din ang pkiramdam qs design. pero kung s mgnda, mganda po, pero ang importante po skin s design is yung pano ma maximize ang use and function nito, tipong walang sayang.
Pag naglagay ka ng dining table nakarang na siya sa hagdan maigi pa ay itinatapat na lang yung unang steps sa windows

Inaabangan ko to para mapakita ung balcony sa 2nd floor, ung iikutin, sa ibang channel lumabas lng pero hindi pinakita ung palibot ng balcony, na dis appoint ako
Ang problema lang sa glass ay pag may malakas na bagyo, sobrang mahal kase ng typhoon proof like sa US na quality ng glass, I doubt if typhoon proof yung glass, yun lang ang issue dito at gusto ko may garden space ng kunti sa harap, pero malaki na to at reasonable yung price❤

For 15 million, you'd expect the house to be big but the bedrooms are small and dark, and the dining is right in front of the stairs.
You do also pay for the land. This is cheap already for the location.

ok sana kaso mukhang di napag isipan mabuti ung dinning space... pag senentro ung dining table sa chandalier medyo naka dikit sa hagdanan ung table...

The house is beautiful but it seems something is lacking. How come the designer did not include a spacious walk in closet in every room? Saan ilalagay ng family ang mga damit nila? Closet is the most important part of the house and the kitchen cabinet.That’s just my opinion lang po....
