I've been looking for some nice place on Mediterranean coast to get an apartment or house for future retirement as in some of that areas properties are relatively inexpensive and the climate is better then in UK or in Poland. I hate cold winters. I've seen your videos about Albania, Bulgaria, Georgia, Montenegro, (I consider Turkey as well) and that had helped me significantly however I'm still digging into other factors like culture, english proficiency and things that would matter. Now, if we talk of Polish property market... I believe after the "popular disease" won't be any more used for any lock downs and if it won't be any other progressive obligation (like "green", sustainable development agenda) implemented on polish economy (even we know it gonna happened sooner or letter) then the real estate market and national income will be steadily trying to catch up other wealthier EU states. And yeah Pols r ambitious, they studying, learn languages, work hard. Because all of that they don't produce enough kids to maintain population on same level. The problem is being solved by bringing immigration from other countries as there is demand for more workers. Some Pols are also coming back to their country after many years of working abroad and are planning to spend their savings on properties or other investments like crypto currencies witch has been so popular recently. Polish population in UK have statistically more kids per couple then in Poland. Anyway, population in the world should shrink through generations otherwise the earth is gonna suffer. In some countries there are not enough resources for population growth but they still produce more people,even they can't sustain it and falling to more poverty.
Yeah Łódź is cheaper than Warszawa (Warsaw). But it is also trying to rebuild it's hertiage as a industrial city. We've got lots of investments going on. Mainly in traffic system (new hub for mass transportation, which will connect two train stations - Łódź Fabryczna and Łódź Kaliska. First is a newly rebuilt from scratch almost 3 years ago if I'm not mistaken and second one is under modernisation), new roads, tram stations. hotels,. And developers like crazy started building lots and lots of apratments on the edge of the city. Due to pandemic all cultural places has been closed but people are trying to start their business's in gastronomy so other people can stretch their legs and order a takeout. From blunt pizzeria's and supermarkets to even fish delicatessen with their own smokehouse :)
Hi Giorgio, two corrections. 1) VAT for new flats is 8% not 23%. 2) Only some real estate agents do not charge a commission from the seller, most of them charge both parites, however you can always negotiate.

Thank you for sharing your thoughts and perspectives with me. About Łódź I'm not sure. I just see that the population decreased about 16-20% there from 1992 till now whereas Warsaw, Krakow increased and Wrocław lost ca. 0.5% (which is close to nothing). Best :)
Warsaw here: Unless you manage to find a flat in a poor state *and* renovate it cost-efficiently (both require a lot of time actually being there and real know-how), it only makes sense to buy from real estate developers. This is because of (1) zero transfer tax if you buy a new development in Poland, (2) zero agency fees since you are buying from a developer, (3) flats from private sellers are usually not on high floors with nice views and geographic orientations (very important in Poland) and (4) private sellers typically advertise their flats at inflated prices with a ‘mild’ intention to actually sell them, unless someone catches the bait. On the other hand, in Poland, developers sell flats in a so-called ‘development’ state. Basically you have to entirely finish the inside. There are no floors, doors, literally just holes in the kitchen and the bathroom, nothing. Currently the cost of finishing the flat starts at around 250-300 EUR per sqm (averaged), furniture and appliances excluded. Having said that, for the reasons set out in the preceding paragraph, this is simply the optimal way. Lastly, and perhaps most importantly, now is the worst possible time to buy real estate in Poland, as the prices just started falling following a recent insane property boom (arguable whether it was a bubble) as a result of a recent hike in the interest rates. No one knows how long this will last and how much the prices will decline until the interest rates start declining again. Some major banks estimate a 5% decrease by mid-2023. Hence, watch this market, central bank’s interest rates and, ideally, grab your bargain at the earliest stage of the recovery.

Hi Zaid for Poland a good starting point is mandom.com however you will need to use google translate as many of the estate agent links are in Polish however it will give you a good idea of prices. Agents which have a purely English website tend to be more expensive. I will do Austria and Portugal. I can tell you that in Austria taxes are high and it is pro-tenant. Portugal is more interesting but laws are strongly pro tenant.

Currently the corona crisis have an effect on the rentals, so many AirBnb went to the market and pushed down the rents. Nevertheless it would be nice see an analysis of Hungary.

Many thanks Luis. Very true Lodz has lost over 150.000 people since Poland joined the EU but I believe many will come back as Poland's wealth continues to increase. Katowice is also a great place to put your money simply because after I made this video I did some research on Poland and yes although Katowice has fewer than 300.000 inhabitants property per sqm is actually slightly lower than Lodz and the salaries are higher so I think it would be a good place to invest

You make a good point on de population which in the next thirty years will see Poland's population decline by about four million if trends continue but I think there some mitigating factors. The first is that I believe Poland's economy will grow at a faster rate than most other countries (Polish people are some of the hardest working people on this planet), many Poles especially from countries like the UK are starting to go back to Poland as they see opportunities arising and also I think the big cities will be hit less in depopulation ( similar to Bulgaria where outside the big cities population is declining at a fast rate but we are not seeing this in Sofia/Varna/Plovdiv etc). Correct if I ma wrong but perhaps you are perhaps a little less enthusiastic. Thanks for watching my videos
Poland as an eastern european country is an political invention of cold war divisions, not geographical one. This no longer apply since this division as well as Warsaw pact don't exist. Poland is an central european country.

So you called Czech Republic and Slovakia central Europe but call Poland eastern Europe? Someone has skipped the geography classes.. 😅 Lodz is cheap because people move to Warsaw to get better salaries, there's reason why it's much cheaper. You forgot to mention that Poland has very strong pro tenant laws, it can take months, in extreme situations even years to get rid of tenants who don't pay the rent or families who adopt an Airbnb place as their "home". 3rdly Brexit has a little impact overall. If someone wants a better salary they can move to Norway or Switzerland, Brexit makes hardly any difference. Lastly, it's not so easy to sell an apartment in Poland. It takes a while to sell an apartment (on average); much longer than in other parts of Europe from my experience
abm thanks for your feedback. Perhaps I am too optimistic but I think Poland has a bright future with increasing salaries and an economy that is getting stronger and stronger. I think this will ensure less migration away from Poland going forward. Apologies about the geography. You are the second person to comment about Poland being in central rather than Eastern Europe. Honestly I do not want to offend anyone. I understand the point you made about Lodz but i think it is under rated. It is in the heart of Poland not too far from the capital and it is in effect a transport and logistics hub. Also it is a very strong education and scientific centre and many foreign companies have invested there. At least 200,000 Polish people have left the UK and gone back to Poland and this can only be good for the Polish economy. Poland is more on the pro tenant side but it is not as bad as some other European countries

Yes if your tax rate in Canada is higher then you will have to pay the difference as Canada taxes its residents on worldwide income.
Would you go for a small apartment in Warsaw or a family apartment as an investment property?
Hi Cool Sustainable certain yields are higher for small apartments in Warsaw so I would go for a small apartment especially if you are on a budget

You make a good point on de population which in the next thirty years will see Poland's population decline by about four million if trends continue but I think there some mitigating factors. The first is that I believe Poland's economy will grow at a faster rate than most other countries (Polish people are some of the hardest working people on this planet), many Poles especially from countries like the UK are starting to go back to Poland as they see opportunities arising and also I think the big cities will be hit less in depopulation ( similar to Bulgaria where outside the big cities population is declining at a fast rate but we are not seeing this in Sofia/Varna/Plovdiv etc). Correct if I ma wrong but perhaps you are perhaps a little less enthusiastic. Thanks for watching my videos
Poland as an eastern european country is an political invention of cold war divisions, not geographical one.
This no longer apply since this division as well as Warsaw pact don't exist. Poland is an central european country.

If Poles stopped buying property abroad and inflating prices in other countries, then it would be an issue.
On the other hand it is also great for poles who are selling their properties. They will make good money.
So you called Czech Republic and Slovakia central Europe but call Poland eastern Europe? Someone has skipped the geography classes.. 😅 Lodz is cheap because people move to Warsaw to get better salaries, there's reason why it's much cheaper. You forgot to mention that Poland has very strong pro tenant laws, it can take months, in extreme situations even years to get rid of tenants who don't pay the rent or families who adopt an Airbnb place as their "home". 3rdly Brexit has a little impact overall. If someone wants a better salary they can move to Norway or Switzerland, Brexit makes hardly any difference. Lastly, it's not so easy to sell an apartment in Poland. It takes a while to sell an apartment (on average); much longer than in other parts of Europe from my experience
abm thanks for your feedback. Perhaps I am too optimistic but I think Poland has a bright future with increasing salaries and an economy that is getting stronger and stronger. I think this will ensure less migration away from Poland going forward. Apologies about the geography. You are the second person to comment about Poland being in central rather than Eastern Europe. Honestly I do not want to offend anyone. I understand the point you made about Lodz but i think it is under rated. It is in the heart of Poland not too far from the capital and it is in effect a transport and logistics hub. Also it is a very strong education and scientific centre and many foreign companies have invested there. At least 200,000 Polish people have left the UK and gone back to Poland and this can only be good for the Polish economy. Poland is more on the pro tenant side but it is not as bad as some other European countries
