I’m in sac too, real cool.
I was just told I’ll need a new coil and condenser,
Upon looking for advice on Nextdoor, I came across a neighbor who’s in the trades and he’s going to show me how to do this.
He doesn’t think my R22 unit doesn’t necessarily need to be replaced yet, he believes this to be my problem.
For all I know, my coil hasn’t been cleaned for 40 years. This is going to be FUN.
Nice to know you guys are around.

I have this same problem. I am a certified tech and want to do this myself for my mother in law's place. The problem is, the landlord keeps getting in the way of every service tech that has been nice enuff to come out. She's sabotaging the repair. This is a 2 ton evap with a fixed metering device. If I remove the cover and the condensation drain line outta the way, will the Delta plate look like this one? Because of so, I'll do this myself to help my mother. Thank you.

We had an H-coil like that in the attic on a rental we purchased. How the unit ran like that I had no idea. The tenant never complained about the low air flow or smell. The house had some interior damage so we just didn’t make the repairs till they moved. When they moved enough hair came out of that coil to make two dogs. We even had to put the garden hose on it and let it run out the drain. The nasty smell turned fresh and clean immediately. Pretty much the same thing just horizontal.

Honestly mine is about as bad. Just got the place but the stuff on the coil was more like a caked on layer of gunk. The home had some renovations done, but a super, super cheap filter. Its the cheapest one you could buy at a home depot. This is what the previous home owners had been using. There was a box with 2 more so I tossed them all out. Used a stiff AC brush and Weber coil cleaner , along with some concrobium, but there is still leftover gunk stuck between the fins. Planning to use a mister to mist the concrobium in the ac ducts. Praying all goes well.

I just cleaned mine thoroughly a few days ago. We had a thick layer like this on our A coil on the underside too. I used a coil brush to brush it off and a metal brass brush to get more off. Then I too used Nu Calgon coil cleaner no rinse too. It cleaned up fairly good but isn't perfect. What a tremdous difference it made though! Thanks and God bless! 😎 🎉 👍 🙏

  • @Troy-Echo

You can get a similar effect if you do not change the air filter. When we moved into our house the previous owner (college girl with no knowledge of how to care for things) had been changing the filter at the return until eventually the air flow was so bad that she left it out completely. She never saw the 2nd filter right in front of the evaporator coil and it was so caked with dirt, dust and hair that the AC tech first thought there was a Freon issue when he started his tests. He noticed the low air flow and I showed him the return and he saw the 2nd filter and how badly caked it was. After removing that 2nd filter the difference in cooling was the difference between night and day. Cooing was way better and power bills dropped.

Ugh- need a question answered and I can’t find it online. The inside part of my AC (in front of where I slide the filter in) is really dirty and falling apart. The inspector said it was because the entire unit was old so that was expected). He said I would need to replace it within a year or two. In the meantime, I bought a peel and stick insulation mat and cut it up to cover the shredded old insulation. Is that ok or not? I think the exposed shredded insulation was causing all this dust in my house.
