    are you talking about houses alone? Is unit supply included with your market data analysis? Gosford got massive supply of units in the pipeline. DA number could be low but each of high rise building could bring hundred or more units.

      Hi @theannoyingjames9274, Yes, in InvestorKit content, we usually only talk about the house market, unless explicitly stated otherwise. Here in this series, too, the market pressure analysis focuses on houses alone.

      Hi @svongmskye4879, Some suburbs in Wyong have higher housing commissions (10% or higher) than others, but there’s no data showing that the higher housing commission % would negatively affect value growth.
