High end properties sells, however, my wife’s cousin bought a Rockwell built condo in Manila for $250 k 2008 and was not able to have it resold .A friend of mine got it made when he bought a 305m2 in Greenbelt Residences in Makati on the 47th floor . Pre sales at $500k in 2009. For me, I’m just going to rent in different islands during ber months there and stay here in Southern California during summer months.
Wow, 12 million up to 33 million, you could easily build a huge mansion with a pool for that kind of dough. Rod, did you not want to tell us the extravagant HOA dues? lol
You can see this is high quality condo. The vlogger Finn Snow & Sherlyn were renting one unit during the lockdown. I'm sure it's quite expensive for renting too, but the condo is really nice and you've swimming pool. I liked the units in Aruga resort also but they are not yet built. Just trying playing Lotto... Who knows... 😁
For rental purposes, they should just stay put to at least below $ 300.00 per month because their biggest competitor is Thailand in which offering just around $ 260-$ 300 in a very nice location within the city. They have a very modern type of building with a fast internet connection, the reason a lot of tourists are living there. Their one bedroom is just around $ 240/ month.
Generally, you probably get more space for your money in Thailand and Vietnam with better furnishings is my observation also. That is just one of many factors why people choose one nation or area over another.

That said these are priced for foreign speculators. ROI isn’t very compelling, not in this market. I read in recent study they have gone down about 6 percent in value this year. I’d rent or sublet one of these if available. It is definitely worth an extra 5-15k pesos a month to rent over some other condos In Cebu City.

Condominiums in cebu are mostly so overpriced! Because it give not much buildings with a real western standard. That's why the condominiums of Rockwell can be so expensive. In Thailand you get for this price two condominiums with a higher quality. No joke. Search after projects with only 2000 usa dollars per sqm. But thanks for show us this project my friend 👍🏻
Thanks nature wave. I was told by a Thai realtor that they overbuilt many years ago and that has kept prices down. Makes sense. Prices have been rising rapidly here with great demand for many years. We are seeing some "correction" for another year probably with this economic disaster.

I don't think so Christopher. I have rented 2 newer condos that were "furnished" by the developer and personally I would have rather bought better quality furnishings myself.
Regarding the kitchen, kind of looks outdated. The kitchen doesent even have a built in rangehood or appliances, and yet rockwell charge high prices for their apartment’s.
The grounds are very nice but condos are just average nothing special the prices are outrageous. Two bedroom 22 million.. Rod did you notice kitchen counter is Filipino height. Very low unusual. Quality of kitchen sink poor quality, not high end like price. This has to be the most overvalued condos in Cebu... also rod a three bedroom condo is thirty million

These are nice units Rod and conveniently located in a cul-de-sac. I used to stay at Mivesa, just right around the corner from here.
Mivesa was reasonably priced. 32 Sanson will knock your socks off
