    I hope you don’t get nasty comments! All of your videos are entertaining and informative. We just got back from a vacation in Italy and Sulmona was my favourite place! We wouldn’t have stayed there if it wasn’t for you so thank you so much! Please keep up the good work and pay no attention to the armchair critics. You’re out there living it while they wallow in their mum’s basements! 😂

    This apartment is huge, tons of space with an amazing 18th century lobby. So many options for someone to create their own Italian dream home in beautiful Sulmona.

    Alright, I can see why that fellow from Ontario (the architect) was so excited about this apartment. With some reno this could be a truly spectacular place. I agree, if that smaller room off the entry/sleeping area could become a bathroom it would be something I'd do. I'd do large openings that mimic each other between the kitchen and lounge area. The kitchen would be a galley kitchen with counters on both sides and a washer and dryer underneath. Although the floors seem in good shape throughout, they aren't anything special. I'd probably change them to something consistent. I just wish we were in a position to buy right now!

      Was it confirmed this is the property the architect is interested in? The thought crossed my mind as well. If so, I would like to see his design and/or the finished remodel once it's completed.

    Like the location. The house needs a lot of work for sure. Someone will probably love it.
    Too big a project for me but if the buyer wants to show it off in 2 years time after renovating it, it would make a nice view.
    Thanks for the tour David and your do-up perspective. Clearly you have done one or 2 of these things.

    Nice property. My view would be to make flooring all one and shift one bedroom facing the views. I like your idea of a bathroom near the entrance. You could split the space and have a small toilet for entrance with enough space for 2nd bathroom for sleeping area. Will cost to shift plumbing around for sure.

      That would be ideal, but super expensive. For one, all the utilties are on that side, so the plumbing work would be prohibitive. Also, if you look closely, you'll see the apartment is asymmetrical, with much more space on the commercial street side. The combined space of the kitchen and bathroom isn't terribly large, assuming the dividing wall can even be removed.

    What would I do? I'd say - Make it so, Dave! And then pack my bags and move when you tell me! Although, I confess - would love the master on the mountain side...but that's just me! Really kinda falling in love with Sulmona! TFS this cool home! :)

    It's a huge property with a ton of possibilities. I would join the master suite into that front room and make a connecting bathroom (if possible) and small storage area/closet.

    Quite the project. I would open the kitchen into the bathroom, and put the bathroom somewhere else. I think at night it could be really noisy, might be ok for younger people, and all those stairs might be difficult for older people. How do you have separate apartments when the staircase is open to all? I would want a roof top terrace, I wasn’t clear whether it had one or not.

    Keep doing what you’re doing: offering reasonably priced properties in value areas! I like to think that you are doing it to leave a legacy to the area.
    The fact that you make all services turnkey is extremely valuable to future buyers like me. In fact, when I drift to other areas, you bring me back to these same towns.
    I have explored the hills above Como. Do you have similar services up there?

    This was a very good one. I'm not an architect as that guy from Ontario that definitely is gonna purchase it, so I might have to resort to your geometra (legend) to figure out what can and what cannot. Sulmona is a no brainer and this apartment has really a lot of potential!

      Es un departamento confortable.
      Me ha gustado mucho.
      Podría remodelar pero tanto no.
      Cambiar ventanas, marcos, postigos de todas las ventanas que dan al exterior, cambiar el piso del living, que es el único que vi estropeado, todos los zócalos , radiadores, rehacer el baño y la cocina, y el baño, colocar una caldera, hacer una pintura integral de la propiedad (incluyendo las rejas y pasamos del edificio de la Planta baja al primer piso, por su avanzado estado de oxidación.
      Es demasiado para mí.
      Doy por hecho que quien lo compró y remodeló, se quedó con un piso óptimo. Si está a la vista, me encantaría admirarlo.

    Love this place, so much potential. The only negative that I see is no elevator, so might be a challenge for retirees, and the bedrooms face the noisy street. I really wish we could see that strange access space that's connected to the master bedroom. As it stands, I think it's a little creepy, but might be fabulous if there's enough room for an en suite, or walk in closet. One major question, though--what are the shared costs (association fees)? Lastly, I've love to know how the space was originally laid out when it was the original palazzo.

    Oooh... this is an excellent property! I can see myself living here very comfortably! I especially like that it is all on one level. Its not too large, for a small family, nor is it too small to be stepping over one another. I like your idea of opening up the living room/dining room area, or some how making it an open concept with the kitchen opened up as well.
    You pay no attenion to stupid people. When people are hiding behind there computer screens they puff up into bufoons, and act like dorks. The more they do that, the more idiotic the look and should be ashamed of themselves.

    Close wall off but make it a 3rd bedroom / office. Especially if the upstairs area could be onsuite for master bedroom or even the small cupboard area made into a small ensuite.

    what's the deal with those bathrooms? why would someone to build another bathroom in there? i bet that central pipes and water supplies of this old house wont feed up all of these anyway if you plan to use them on the same time.

    Something was bugging me about the floorplan, and I just realized what it was... there's a large notch carved out from what would otherwise be a fairly rectangular space. The area in question is along the right hand wall between the front door and the kitchen. Based on the fact that there's a neighboring balcony almost touching the one off the kitchen (see video at 07:35) that makes me wonder what's behind that wall (very rough estimate, I'd say it's about 10-15 SQM). If I understand the building frontage correctly, the top floor apartment spans the width of the building, so there shouldn't be a balcony so close. In fact, if you freeze the video when the camera pans across the neighbor's balcony, you can see what appears to be a seam line where they apparently poured a balcony extension. Can you shed some light on that, Dave?

    Lovely apartment but again a single window per room. It is so hard to apartments with adequate natural light in these older buildings. My rule is - 2 windows at least in the living room.

      @@casus4781 If you want windows all over the place in rural Italy, that’s fine. You just have to put them in yourself, lol, especially at this price range. Because of the age of the building, they’re not going to be originally built with multiple large windows in each room. Someone would have to put them in after.

      I don't want them "all over the place", I said I wanted two in the living room and there are plenty of apartments in older buildings that have two windows in a row in a single room resulting in a well lit room. And no, you won't be able to just "put in windows yourself" in these older buildings, you will never get a permit to do that of course. @@thehungrygoldfish

    The videos of the PROPERTIES you sell are great, but you talk too much, say what is necessary and show the PROPERTY because you make yourself uncomfortable when you get too caught up in the details of the PROPERTY's spaces!!!

    Actually if you don't move around the rooms you can probably redo it on a budget well under 45-50k, seems structurally sound so just need to restore the walls and retile the kitchen and bathroom

      ..and install a kitchen and new heating system? But I agree, if there's a toilet, and a source of water (and there's even a bath/shower) then 'camping' in the space would be possible till funds for doing up ...well - until winter perhaps.
      (Cook on an electric frypan/camping stove).

      ​@@sandrabeltman9418a kitchen including tiling can be installed for 6-8k on a budget. Heating depends on what's available but if there is no structural work to do, 40k is plenty
