You are telling me that this property is worth Rs 6,685 per sq ft and the rent is around Rs 20,000? Better live on rent than owning such a property. The prices are highly overpriced in Bbsr as per Tier 2 city standard.
Bbsr real estate market will collapse soon. Almost all major cities have real estate prices downwards because of stagflation. Bbsr market will only have sellers but no buyers in few years. And the prices will come down.
Its only because there is a notion that real estate market is growing in all major cities in India and it seems that Bbsr real estate is undervalued and will appreciate in the future. But, its clear that interested buyers have a psychological barrier where they reject properties that are worth more than a crore. This is not the case in metro cities or even popular Tier 2 cities. Lets be frank, Bbsr is nowhere prominent in the national arena. Its only the odia people living outside wanting to invest in apartments specifically and paying close to the amount to that of a metro city. Did you all even look at the clubhouse he mentioned in the video? it was a joke. A lot of my friends have bought a place at Z1 patia and are regretting. There was a time even I was getting peer pressured but I invested in another property back in 2017. Now that property has doubled in price. So be very careful when you are investing in Bbsr, especially in apartments. Purchase it if you are planning to stay permanently but not for investment. I would prefer renting a villa for 40-50 thousand rather than doing such stupid investments.
1.2 cr bank re fix deposit kale 6% per annum re i will get 60k interest from that i will pay 20 k rent and 40 k aish..there are other ways where I can invest that 1 .2 cr and get 1 lac per month and after 15 yr withdraw 2 .5 cr minimally
