However, I believe the Defendant when she said she had to have a plumber over twice because of the washing machine the Plaintiff denied having. The clog was because it was in the kitchen with no proper filter. She should have gotten the proper documentation.

When someone agrees to make their house section 8 housing, the neighbors have no say about how their property is devalued. I used to rent from an old lady just like her and I will say that the situation with me was very similar, because in their mind even though you are renting that is still their home. It wasnt said but im gonna guess that the landlady most likely lived in the same house as the tenants and was watching what she did and listening for washing machine noises. I wont get into my story, but I wouldnt recommend renting from the elderly cause they extremely possessive, have too much time on their hands and are cranky af. I listened as he turned on the TV, made food and was sitting on my couch. I then came out of the bedroom and surprised him.
I had a maintenance man come in for a work order without knocking but I had on there to let me know when they were coming so I could put the dog up. My friend was at my house and he said the maintenance man came in without knocking and my dog bite at him. 🤷🏻♀️

Always, always, always take pictures and video before, and after moving into a place. Also make sure you verbally say the date and the time and even if you have to show a picture of your cell phone that has the date and the time on it, some kind of proof. The tenant that lived in the apartment before I did, left all kinds of screws and nails in the walls, every carpet in every room is stained. I made sure I took videos of all of it

I was accused of damages that i did not make and was sued. Although i informed the judge i had my pictures, he did not look at them. My employer paid for these fake damages, but i will be taking them to court for defamation of character for accusing me of being destructive and a dirty person.

The depreciated value of a carpet is 0 once it's laid. It's about reasonable compensation.
The defendant seems sketchy to me. The carpet patch? And she admitted ceiling damage in kitchen. How did oven get damaged?

the fact the lady was willing to doctor the plumber's note and say she ruined 40+ year old plumbing, kinda gives me the idea that she would sew on a small patch of fabric from a sample to try and get new wood flooring. I hate when the judge gets tenants on section 8 because she treats them like crap the entire time and its ridiculous. she should have been disqualified from getting anything back from the deposit.

In California at least there is no law that states that. Of course if it presents as a health hazard that has to be corrected.

Apartment looked fine when they left. Usually I’m pessimistic but it is clean. They faucets are garbage that breathed their last breath during this tenancy.

Why does Harvey always say "Next case in the dock of the plaintiff"? What dock?? Like a boating dock? And after each episode he always says "The littegens walking into the courtroom right now". I've never seen any episode with people named littegens! Who are these littegens that he keeps referring to and why haven't I ever seen them!
The list of cases to be adjudicated that day is called "the docket". The people are litigants, because the are litigating a court case.

Always, always, always take pictures and video before, and after moving into a place. Also make sure you verbally say the date and the time and even if you have to show a picture of your cell phone that has the date and the time on it, some kind of proof. The tenant that lived in the apartment before I did, left all kinds of screws and nails in the walls, every carpet in every room is stained. I made sure I took videos of all of it
The defendant should have got nothing especially after walking into the apartment unannounced

I love how these section 8 landlords think everything lasts forever. They have 6 year old carpet, 43 year old fixtures, and cobbled together plumbing that's probably been 60% clogged from the time those fixtures were new, a low model 30 year old range... Then they have the balls to pretend their place is new and in good shape.
They rented a dump on someone else's dime and the landlord didn't expect
I was accused of damages that i did not make and was sued. Although i informed the judge i had my pictures, he did not look at them. My employer paid for these fake damages, but i will be taking them to court for defamation of character for accusing me of being destructive and a dirty person.
Sounds to me like the landlord had a very old place And she expects this woman to pay To remodel selfish, And landlords are not allowed to walk in whenever they feel like it especially without your knowledge.
Usually JM doesn’t award cleaning by the owner, only if the cleaning was done by a paid third a party with a legit receipt.

I thnk the tenants probably did quite a bit of damage. and they were a bit lucky to get something back.
I also have a strong suspicion that the landlord probably doesnt give ANYONE's damage deposit back. my reasoning is all the stuff she brought up that is stuff the landlord is responsible for (things like the faucets, replacing floor) ALSO: I feel like the plumbing thing the defendant was trying to pull a fast one too.
if she does it on tv she probably does that and more with her tenants.
