Great information. Regarding Sales Agents, they usually need a name to be able to sell the film. Also, research the Sales Agent, there are some sleazy characters out there who will sell your film for less to make their commission and get it off their plate. My understanding is Netflix takes a very long time to pay you, like two years before you get the first check.
There are bad actors in any industry, our job as filmmakers is to share information so that we are avoiding those people as much as possible. Netflix pays out every quarter over the life of the term. If you want the cash upfront there are film finance companies who will front that money to you and collect from Netflix (they charge interest and fees to make money from the deal)
You do not need a great film to sell to Netflix and no need to do a festival screening. The film just needs to satisfy genre expectations and have professional production values.

Yes contact as many as you can before the festival to set up meetings. Send them a trailer to your film and if they ask to see it, send them a screener

Yes, if you don't need a sales agent to help finance your film, wait until you get selected. If you get selected to a major festival my advice is to attach a sales agent between the time you are selected and your premiere, so that they are attached and can build up interest in the lead up to your premiere and hopefully sell it immediately before or after

You can find sales agents and distributors in many ways: referrals, online, markets. You can sell when it's completed/shot or during financing. I've done both. I don't think there's anything missing here

Yes you could get it optioned by a Producer or Production Company

For a sales agent it's 15-25%. If they are not putting up an advance, it should be closer to 15%. If they are it will be higher.
question: did you have to provide Netflix with a script clearance report before they agreed to buy the film?
No but if something like this is required you can always go and get it once you know it's required.
