My loan rate is 5.66% the crediting rate on the borrower funds is 6%. Mass mutual is the other insurance company I have it set up as a non direct recognition I believe mass mutual is a hybrid and offers both options
@denzelnapoleonrodriguez why did you use a HELOC vs the All-In-One mortgage? The AIO seems like a cleaner strategy. Was it a cost issue? I know you have a few videos on the AIO but I wanted to know your reasoning on this.
The All in one loan and a 1st lien HELOC are the same product just different names. The closing costs of the AIO is more expensive than the bank I went with. I also get a nice head start with the intro rate. Lastly my rate changes every 6 months as opposed to every month so I have less fluctuations even tho my rate is variable just like the AIO

@@donaldricher8815 couple of things to keep in mind I’ll list them. Am I worried? No. Here’s why Value of my property is above 630k and my line of credit limit is 567k and I owe 385k on the line. The real estate would have to drop over 10-15%+ before the line is at risk or over leveraged. I would have to be living under a rock to not notice what’s happening to the economy and think of a strategy to protect myself. If the property does begin to drop the bank could freeze my HELOC which at that point I could just make the interest only payments on it or pay interest plus principle towards it. It would not be in the banks interest to call the entire HELOC because then I could go into foreclosure and that would be expensive for the bank. At that point I’m at an advantage to negotiate with the bank. I could also refinance the property into a conventional mortgage with a fixed payment. Last point I’ll make is this is part of the game you play when you decide to leverage debt for your benefit there is always risk. In my eyes it is a greater risk for me not to leverage because of the opportunity cost versus not doing anything and just saving my money up until I can buy something all cash. Hope this helps

Combining Infinite and Velocity Banking is a phenomenal strategy that builds two strategic pools of liquidity: one in your house, the other in whole life insurance. It's a more advanced topic, but definitely one rife with possibilities, especially since you can "cross-pollinate" between the two systems. It did the 4.99% expired and I’m at 9.3% rate I am in the process of switching the rate to a 6.25% for 1 year with the same bank. The bank is offering a refinance so it comes with closing costs again and appraisal. When I run the math the costs to switch versus the rate I’ll have the 1yr will more than offset and put me in a much better position paying down the home faster
This concept is so powerful if this actually works. Isn't first lien HELOC required to have a certain loan to value ratio to get approved for? I didn't heard any details about it
Yes if you take a look at the left hand side I break down what I had to go through in order to get approved for the 1st lien HELOC. 90% is the LTV so you have to put at least 10% down in order to get approved along with other requirements that I mentioned in the beginning of the video
Hello Denzel, in the broadest sense, are HELOCs and HELOANs categories of loans? Or, are they categories of mortgages? I read on the Consumer Finance Protection Bureau that they are loans specifically second mortgages.
Correct it is a lien on the property either in the 1st position or 2nd in this video I am breaking down my first lien HELOC which is a mortgage in the 1st position. Let me know if that helps.

What are you paying per month/year for the life insurance and which policy do you have?
The numbers are listed on the bottom right where it says max fund. All 4 policies are funded annually and there all Whole life policies
I've had a University Bank HELOC since 2022 but I've been using the 1st Lein HELOC strategy since 2019
