    Designed for a creative client who values flexibility and modularity, this small apartment sits in Singapore's Little India district surrounded by markets and local cafes. Architect Yong Sy Lyng reworked its limited space with an industrial aesthetic in mind, embracing raw plywood and concrete surfaces, and opening up its living space to incorporate the full 6.9 metre height of the loft. Removing a bedroom wall allowed her to replace it with full height wardrobes and in turn replaced a fixed staircase with a collapsible one that can be tucked away as needed. Examples of this flexibility can be found throughout the home in its mobile and transforming furniture, hidden underfloor storage, and adaptable open loft.

    Moving the blinds to the outside is such a great idea. It makes the balcony part of the indoor living space, while still allowing the light to come through. This is my favorite feature of this renovation.

      I think the main detractor is dirt. Likely, harder to clean.

    The bedroom floor is genius. The raising of it delineates it as a transition from the living space but the storage it provides is on another level (pardon the pun). Huge amount of truly functional storage for no loss of space.

      I’ve seen this concept before but people have commented that, in practice, it’s annoying as dust and debris tends to fall through the cracks, either onto the lip or onto the stored items. Has anyone reading this used them without a problem?

      @@ysbyttybedbug This is usually the case specially in tropical countries or beachside/humid areas. Dust will easily accumulate through the cracks and into the storage area. Just use a vacuum to clean the insides once a month. Also note that you need exterminators to fumigate the house for termites as the storage/bed area is dark and cool therefore a haven for termites. For the futon/foam, you need to air it out once a month to prevent mold from building up when inside the storage; A good ol' sun exposure will easily kill any bacteria.
      This design is what we did for our spare room and it looks amazing. The sheer amount of storage it provides is also a huge benefit. It's a bit more work in exchange for maximizing a space. Not too bad unless you really hate cleaning or just hire a cleaner if you're well off

    This video was really interesting to me, precisely because it's a completely opposite philosophy from what I'd choose for myself.
    Personally, I'm lazy, so I try to avoid transforming furniture, especially daily-use stuff like the bed. Seeing an apartment that's filled with it really does give perspective as to how other people live.
    Bicycles and books, flexible spaces that can be used for dining or yoga... the interactivity of the entire apartment really sells that the residents lead a very active lifestyle.
    Always cool to see how other folks live, what's different about their needs & tastes, and how their design choices reflect that.

      I agrée v much with this assessment, especially including the size of the stove 😂 I’ve done that kitchen set up before and while it’s totally workable a bigger cooking area/surface is definitely a personal priority because I would spend all day in my apt just cooking. V different lives indeed

      I don't think they remove the tatami bed every day... It is just an option for when they need more space

      While furniture can transform, often in houses like this it’s left in similar setup most of the time, but can be moved when necessary.

      I'm 100% sure literally everyone would get annoyed after living there a couple of weeks. This type of "flexible" design is something you always see architect students do. Luckily most of them learn pretty quickly stuff has to be easy to use or it won't be used at all.

    I love the shades on the balcony. Such a simple concept I've never seen before that makes a huge difference. It gives the same feeling of my Great Grandma's southern screened in porch!

      There are limitations. Leave them down once during even moderate wind, and they are damaged.

      Some condominium developers in Malaysia include similar blinds for apartments that are west-facing to alleviate the intense heat. Granted these are more premium apartments.

    What a serene space! It must be so peaceful to sit in the main area and feel the breeze drift in. I love that there's a lot of storage for books, and the loft is a nice surprise.

    I love how it has an industrial feeling but it is also warm with the wood tones (especially the bedroom), the natural light and the plants.

      And beds that are easy for older people to get in and out of (we aren’t all circus performers!) But an interesting design that suits the owner. Didn’t see an oven or m/wave though.

    This is an interesting apartment with some very innovative solutions. The stairs are brilliant, they look surprisingly stable. The use of ‘lost’ space for the bikes is clever. The raised floor for storage is handy. And the overall aesthetics I find very pleasing.
    The only thing that worries me is the furniture. In theory this always sounds great but practically I think all this moving around of pieces will get tiresome very fast.

      I agree! Moving furniture occasionally (2-3 times per year when guests come) is not a big deal; moving it regularly definitely is. But otherwise, a witty place, full of smart ideas. I am a big fan of living with only a few pieces of furniture, and rather using a space for more movement and enjoying the space.

      I imagine you would probably usually have it in one configuration but then be able to move it as needed (when having guests over, for instance).

    Young architects always want to over-complicate things in the name of "flexibility". It seems every function requires some kind of action or preparations in order to be used which is guaranteed to get tiresome after only a couple of weeks of living there tops. It's a roomy apartment and doesn't have to be designed as a Rubiks Cube in order to house all those functions. Who wants to take 30 seconds to roll up the blinds to the bedroom in the middle of the night if you want to use the bathroom? Or get sweaty every time you winch down the bicycle?

    Love all these videos but this is definitely one of my favorites. Moving the shades out and the placement of the washing machine - brilliant! That backsplash and the terrazzo sink are works of art. I would love to have a space with the height to hang bikes like that, looks really cool. I've never seen a collapsible ladder like the one into the loft. Neato!

    i love that the blinds were moved to the balcony & agree by doing that, extends the living space. my other fave feature was the shower room, i don't see anyone commenting on this but i thought it was simple yet vey nicely designed.

    The stair is definitely an interesting solution...but I do wonder about it's strength and longevity. When she walked up the stairs, you can see it shook and make some noise...just curious...

      It's a ladder, not stairs. I have the same retractable ladder to access my attic.

    I think this my fave apartment featured on NTS so far. Looks like it is in a great neighborhood and wow, those super high ceilings... I love all the quirky elements and embracing of imperfection. You don't need to spend $$$ to live well. Seems like a very comfortable space to live in.

      agree!! I was feeling disappointed by NTS just because most of the renovations features were stunning but clearly very expensive, which partially defied the point of ‘living small’ from the financial perspective. this example is inspiring a lot due to it’s affordability!

    Very thoughtful design choices to maximise space, the balcony blinds are great but I can never get my head around how someone can live in an apartment with basically zero soft/comfortable/ergonomic furniture.

    Very nice place. The stark brutalist minimalism is not within my personal aesthetics but I really appreciate the open management of space which makes it very open and flexible for change.

      My in-laws, in Taiwan, had their machine outside. I don't remember it ever being brought in during the rainy season; just covered with a fitted waterproof cover. It seemed to be okay.

    I like the industrial-feel. It's nicely renovated and updated. Also, that backsplash in the kitchen is definitely a work of art. The coolest feature, though, might be those accordionesque stairs. 👌

    I enjoy seeing how differently other people live. I try to put myself in these spaces and most of the time I feel right at home. This is no exception.
    The only thought I ever have with some spaces is how dependent some spaces are on moveable things, pulleys, walls that move, stairs that pull out. Maybe I overthink but I'd be wondering when the pulley would fail in the middle of the night and drop the bicycle on the floor or the stairs would stop working and I wouldn't be able to get up -- or down -- from the loft.

    i am not usually a fan of industrial style, but this one is a jewel!. i can't get my eyes off that staircase. that system to elevate the bikes is brilliant and practical. with the hammock outside, it's a perfect relaxing spot - albeit in such a huge city. well done

    This is such a clever use of space, the way things get tucked away. I loved the idea of the blinds doubling up as the door and projector screen and the shades outside the balcony is genius! I can imagine the loft must be quite hot though even with a fan...

    Absolutely amazing home. So many different orientations. I am full of admiration for people who are able to use their own ideas for their homes. I must admit I am a little envious. I love every aspect of this home.

    really really good design! the abundance of storage is great. I also really like the functionality of the flat, storage for bikes, the huge windows and blinds on the outer side of the balcony great decisions. I strongly did not like the sink, it is bulky and it is missing a shelf for everyday items.

    There are so many clever design decisions here: the ladder is gorgeous, the outside shades are brilliant, the bedroom floor is stunning. Most of all, I want that bike storage system!

    Great place. Love it. The bedroom is very good. I like the way the blind to the bedroom can be used for projecting films from both side. Great bike storage, too.

    loved this one! lots of interesting ideas coming together and some really great hacks. i hate the stairs and would have done one of those alternating bookshelf stairs i saw on another episode of NTS (or try to!) but other than that - this is really a creative use of space! who would have thought you could have a yoga practice room in a 500sqft footprint
