  • Ben does most of the equipment work at the laundromat, so if someone is to blame for stuff going down, IT IS HIM! However buying a run-down laundromat is tough work since none of the equipment's condition, quirks, issues is known. STANDARD PROCEDURE would be to gut the place, but those videos wouldn't be nearly as fun as weekly updates with my laundromat!

      Why? Branden doesn't put any money in it, when people jostle it it's the company that operates the coin-pusher that loses out. And by putting the coin pusher in there it means people are less likely to try and break into things like the vending machines or quarter dispenser. Yeah it's a bit of a headache to deal with but in terms of economic cost it's a pure win.

      It was. That is one thing I wasn't able to talk about on the video because I ran out of footage... If you don't have your own team or DIY, you die on service calls. Another, smaller, laundromat is eating $5k/yr in service call fees (Not parts too, AFAIK) because the owner is too hands-off.

    2 things: 1) $225 in labor is cheap! 2) You mention the other laundromat spent $5K in a year in service calls, but that's right around what you'd be paying if you averaged your December $425 bill put over an entire year.

      I hope I explained that near the tail end of the video - the $425 was the average of the other laundromat, but this was a particularly high month in costs for Brandon... He had $200 in parts and the most he's ever paid in a month is maybe $100.
      And yes, that's CHEAP for labor, because its my crew. I kind of ran out of footage to use, but definitely wanted to mention that the only way you really make good money in the laundromat biz is (much like self-employed truck driving) is fixing the machines yourself. Service calls eats up your bottom line rapidly.

      $425.00 is Cheap for all that work. I know lawnmower mechanics that charge that for 2 machines and No travel time, you bring the machines to them. You said the other Laundromat was spending $5,000 per yr. that is Cheap to, because they wouldn't have the Brother n law discount. Where I live the appliance/furnace service techs make $35.00 per hr plus benefits with service priced at $100.00 per hr. A lot of times it makes more sense just buying a new machine. My cousin taught how to repair furnaces before they became all computerized. I Fixed the same furnaces for for last 35 yrs by myself. When they're replaced I lost.

      I have been doing appliance repair for 30 years. Basically you would go broke paying a tech from somewhere else for repairs. Either self repair ir have an employee doing it... not a company charging the going rate for calls. Companies cant survive on $20 labor

    as a former sears technician who was primarily in Laundry, these prices are rock bottom and are not normal prices to fix anything.

      Oh, I am sure they are, but the same thing goes for his rental repairs - he hires internal guys at the cheapest price to make it all work. I was a tech before he was a laundromat owner, and he knew he could get discounted prices, thus an edge on competition.

      That’s the cost of doing business. I work in a Walmart. Yes we make millions a year but with all the stealing, returns, people damaging goods, or goods arriving damaged on average we make 7% for every dollar we sell.

    Can you use link belts? Use them in industry, and on woodworking equipment. Would not have to remove the motor to replace.

    I once bought a laundromat that had the old 1960's 50# open flame pilot light driers. Let them run for a few months and then replaced with nice shiney dual 30# dexters. I finally did the math on how much efficiency and how much just burning those huge pilot lights was costing me :D

    Someone drilled a mech, used dish soap, and bad install/design by PO. That whole concrete island needs to be pulled up, angle iron removed, plugs inspected, and for good measure coat the exposed edges or the hole thing in an epoxy or something that will make it easier to clean and access for future service, instead of the bare filthy concrete.

    Regarding the broken belt, start using a red link belt. You don’t need to remote moter to replace broken belt. The black one is cheeper but doesn’t hold up as well with liquids/oils on it.

    Prices are drastically low because he is getting the bro discount lol. In a normal cost of living area (where techs are paid more/charge more) I would bet the bills would be $100+ just for the service call on the single belt machine.

      That one really varies - I am part of quite a few tech groups that do laundromat calls. USUALLY they are charging $100 to show up, and $25/ea machine to run/diagnose them then $20-30/hr to fix them. It'd certainly be more if it was an official company, but one of the MOST CRITICAL parts of laundry is that you avoid all of that by either doing it yourself, or having someone (like me and my team) that can do it for a lower rate. Otherwise, most laundromats would be in the red. Having said that, there are laundromats that are going under (that Brandon desperately wants to buy) that have 50%+ of their machines down because the owner is basically killing the machines until he can sell the buildings... Partially probably due to tech costs.

    The equipment they are making is junk, Chinese parts? Back in the day the machine timers could be accessed and tested manually. Have they stopped making machines this way. In my local Alliance equipped and installed laundry, half of the machines are down. All front load Unimacs.

    A small portable / submersible sump pump will empty those machines in just a few minutes. All you need is an extension cord & a garden hose to run the water to any drain or sink...or you can even drain it into the unit next to it w/ a short hose...just fill up the working washer & then run the drain cycle.

    Hey Brandons brother, can you not take the housing off of one with a bad pump and install it on the pump. Based on an admittedly cursory look. It APPEARS the screw holes line up still. But perhaps that isn't the case? If the pumps themselves are the same pump/rating. Changing the housing seems better.

      That's the catch, the higher-rated pumps aren't available easily from what I've seen. You have a commercial rated pump (the expensive one) and the regular GE-style residential pump which has a rating of about 15 less watts, and is in a smaller housing. I could not find any sort of larger one to use. Its a very similar situation to residential ones, as the housings are SO SLIGHTLY different between an LG, Whirlpool, or Samsung that prevent you from always using a universal pump at 1/2 the price. The universal ones work sometimes (and are most akin to LG0, but.. half the time, it works every time.

    You clearly don’t charge enough. He should have paid a lot more. I would have done it for free or charge the proper amount. Those machines need to be replaced. Speed queen used to have nice financing on new machines guessing that’s gone.

    I saw an older video where Brandon had some older 18lb Front Loaders but I saw he took them out. I bet he can buy more front loaders to replace the top loaders

      The end goal is to go big with much larger frontload washers... 60 and 80lb washers are all the rage where a family can do a week's worth of laundry in 30min for like $10.

    25 years ago, went to a brand new laundromat out in California. My washing machine ran for a very short time. I thought to myself, wow, these new machines clean in less than half the time. I will save a lot of time at this place, great. Come to find out the reason they are so fast is they use less water, and do a bad job. Maybe things have changed

      Newer machines are better overall than older ones for clealiness and wash time. Its hard to struggle a balance

    6:14 We have a local laundromat with Maytag top loaders from the mid 70's. They still work fine, other than that a good amount of them have bee broken for a while and not repaired, since they don't care.

      No, it's because the laundromat is in a strip mall (the laundromat is the longest serving tenant in the strip mall. Most of the strip mall is out of business, and so the landlord is kicking the laundromat out when the next lease is up so they can tear it down and build a mixed retail building.

    Thank for show us what cost are but what would be the cost if owner did not have part ? The true cost Of the bill? With that said need to up date old to new Washer /Dryer today they are more saving on power and water bill. But cost more .

    Could some of the down machines not work because of a large load of clothes and you only fill with water? the clothes would make it harder to run or spin?

      Potentially yes. But since most of these washers are belt-driven, the wear and tear would eventually snap the belt more than anything else.

      @@bensappliancesandjunk Are there commercial washers that don't use belts? I made sure my home washer didn't have belts. That was after I was fed up with constantly fixing the belt on the previous washer.

      @@wadebarnett2542 I *think* Dexter uses a belt-less drive via a 1-horsepower inverter motor. Lots of residential units use them, but I've had a lot of problems with them and wonder what the real commercial equivalent looks like.

      That's just about why the $120 drain pump died in the Speed Queen. The bad pump looked nearly brand new, but the machine was filled to the brim with suds which kill washer drain pumps much more quickly.

    If you want to own one that makes money you must have an attendant. Get another product to rent or sell if you don't people will overload or break into the machines . and just hang around and scare off the customers . I had woman who where older who traded there work for doing their own clothing . and we also had commercial drop off . Hope this helps .
