I think this is my favorite house i have seen so far. Big enough to be comfortable but not an overwhelming project. Love the traditional layout and as soon as i was getting a thought together, Annette was saying it! 😂 kismet.
Great house, what about a single guy & his dog living in it? I could see myself in this one! Clearly rough around the edges but loads of potential! Cheers Kirk
Love this lots!! This is my favorite so far. I love the stencil around the outside. Great price. I can see me gardening there! Really makes me think, when am I going to leave the boring, ugly hustle & bustle of Toronto behind & start living for realz?!?!!
OMG you are so on point, two bedroom, everything you said is what I was thinking, I could tell from here it good vibes and the way you reacted moving about the home confirmed it. I would love a project like this, I can see the finished product, what a find, wonderful property.
It’s a very affordable getaway country home, peaceful tranquility, and escape from all the hustle and bustle, definitely needs a lot of TLC, but a good makeover will make this home seems lovely👌
It's a great base for renovation with characterful floors, windows, shutters, staircase, and representative local atmosphere - pretty nice price too. The approach to point out the good items to keep - yes that worked. What never happens in the US are these old houses left with absolutely ALL furnishings and personal items, then closed up for 5-10 years, then put on the market... how does that happen in Italy so much? Ciao
Italians pass down properties to relatives, it's the law...Italians also tend to own many homes, through generations furnishings accumulate, that's why flea markets are filled with such treasures.
I would love to help you with this one. It's in such a charming scenic borgo. When you come visit we can go look at it. This would be such a lovely project perfect for you. x Happy New Year.
Ciao Annette! I absolutely love this home and can visualize the finished product. Are there any restaurants, bars, cafés, within walking distance? Thanks for sharing this one! It is a true gem!
There are not bars or cafes in walking distance, but it's very near Fivizzano by car...like our place! I'll meet you in the Piazza. x Thanks for watching
Thanks for this one. I have seen quite a few houses in Italy but I love this house with its green garden! A new roof for this house would be 75k or more? I would think 150k for restoring it in Italy should get you along way bringing the total including purchase price to 250k.
I think you are right. Especially with this one. It's just the right size. 75K is high for this roof, more like 40K it's not a huge roof. I really love this house amazing location, the perfect home for anyone wanting a country home in Italy. Thanks for watching x
I think removing the stucco and replacing it seems best. I live in the United States. Stores do sell mold inhibitor paint type stuff, but is known to come through the walls within 5 years. We lived in a rental house that this done to it. The owner admitted it. Our infant at the time was puking up blood and got bloody noses. The doctor told us to try an air purifier. It did not work, so the doctor said we had to move for our son’s health and safety.
Hi Annette, were you talking to me the chic writer? If I buy this one then I will be gifting you the boar's head :) Absolutely love the original stair railing, the doors, and the stencil around the outside is fantastic. Many treasures to bring back to life. I'm looking for move-in ready but this is a perfect reno opportunity for someone. I get the feeling one of your upcoming tours is going to cause a bidding war among us! Best wishes, xoxo
Annette, Fantastic property A few questions. If you put $250k into the property, will the property be over improved for the area? I noticed the stone or concrete wall, can the entire property be fenced using other materials or same, I have a dog. And finally is there a rental market for this area? I will look at Federico ‘s website. Thank you. Cindy
Obviously the budget is up to the owner. This is just my educated opinion. Since I did my renovation in the area. It's just a great project. Thanks for watching x
Hi Cindy, you can add fencing to keep the animals protected using all types of materials. Just look at some examples of other houses that are gated and fenced with metal, wood, stone, etc. You can ask an expert such as geometra re restrictions so as to not block neighbor's view, follow standards, and stay on the property line. There are a mix of many renos sprinkled in so I don't think an update will make it "over improved for the area" and hopefully in time most of the houses will also be renovated.
There are gorgeous houses that are fully renovated in this area, my favorite part is the drive up to this village. Stunning properties. FYI @@bellavita4048 @cynthiahudson7528
Thank you,@@bellavita4048 will read more about the area. Just started my application for dual citizenship through a law firm in Italy. All the best for the New Year.

Mould is a big concern, so is concrete cancer. Yes the roof needs replacing, all the gutters and probably a lot of windows and doors, but you make it sound so romantic when renovating in Italy can be quite a LONG and drawn out process, even for Italian natives with lots of building contacts. I don’t see it’s worth €100,000 though as you’ll certainly overcapitalise by the time you finish renovating.
@@thesewingequestrian382 depending on the material, gyprock/plasterboard can be treated depending on the severity of the problem, concrete, render & tiles etc obviously treated and finished with a mould inhibiting paint type product. In extreme cases you’ll need a professional to treat it similar to asbestos.
There is very little drywall in Italy. Usually all the stucco taken off and it is replaced. There is no asbestos present in this property. Italy is a whole different ball game. The craftsmen in our area are simply amazing. I have learned so much renovating here. Thanks for you feedback.@@One_Crazy_Dog_Mum
