Excellent content Marc. We are experiencing an inventory explosion here in SouthWest Florida of both sales and rentals right now for all of the reasons you mentioned. Our vacancy rate hit 12% recently and we have a glut of multifamily apartments coming online. Thank you for sharing this and keep up the great info!

Mark, we also have sellers who cannot sell because of flattening of sales market -- again. Fewer new buyers because of interest rates.
