    The seller absolutely have a right to state what they sell to and I am sick of whining realtors who always want their friends to have a deal that rips off the seller and sometimes if they dont like the buyer they rip them off. I feel stand by what you will and won't do as a human being and if it doesn't work for someone move on and try again.

      You are 100% right that the seller has the right to state what they are willing to cover. Today's buyers already have a buyer brokerage agreement with their agent prior to showing any property. So for the buyers, it's an affordability issue. The buyer and the buyers agent have already negotiated and come to an agreement on how much they are being compensated for. In many cases the buyer needs to finance in that compensation into the purchase... in much the same way as it has been done in the past. The difference is, the seller does not have the right to dictate what the compensation agreement between the buyer and their agent is. Yes the buyer will be requesting it of the seller, and the seller has the right to negotiate, but the buyer also has the right to walk away and find a property where the seller will help cover those costs. The buyer already has a contractual agreement with their agent that they need to cover, but most buyers don't have the cash up front and need to negotiate it in. I completely agree with you about transparency and standing by what you will and won't do. Thank you for sharing your thoughts.
