You are right about Malaysian being fortunate enough that housing is still affordable and readily available in Malaysia (especially the new ones). I work in London and I am buying my first property and it is so competitive and unaffordable even in zones that are further out. Looking back, I have probably viewed over 40 properties now and got outbid a couple of times up until the point where I start questioning if people actually do their research on the price and rental rates around the area... Probably don't matter much in Malaysia, on top of rental rates, recently transacted price and surrounding development, the other data points that I also look at which are readily available in the UK includes surrounding crime rates/recently committed crime around the area, demographics, who owns the properties (i.e. social house, mortgaged, outright owned, private landlord and etc) and school rating.
Hey Sean, can you kindly explain how to avoid/what are the red flags that the seller offers discount to a sale price but still stamped at a higher price for stamp duty? How do they execute this? Do they give private rebate but insist the transacted price stays high on the contract stays?
Are these data reliable? Or it's just trust me bro basically. Data can sometimes be altered or excluded out to what they want public to see or when they want to push certain narrative/sentiment right? My point is, is there any good ways for us to verify it or question/secondary/tertiary external indicator for us make judgement like eh macam something wrong with these information/data.
