Also , I just love back staircases ---- my grandparents had one and their house was just a upper lower class house in Akron , Ohio , but 4 full floors .Simple but lovely too at the edge of downtown. Yes, this is one of the highest price per foot areas in Central VA. Higher priced neighborhoods are only high priced because of demand. It is very strong here.
Hey Max, I saw a video yesterday talking about inflated price versus real price. does that ever come up when you're helping a buyer? Would you tell the buyer to offer the real price instead of the inflated listing price?

Real estate is basically worth what a buyer is willing to pay AND, in the case of financed properties, what an appraiser can justify, based on other local recent sales. The market determines fair market value for every property, regardless of asking price. The best home in a neighborhood will sit on the market, if priced too high. The worst home in the neighborhood could also sell quickly if priced right. Part of the purchase process is to review the recent local sales (comps) to make a smart offer. I hope this helps.
