Curious about remediation. Are they trying to eliminate all lead paint? So if you have lead paint on window casements and baseboards, do you have to somehow sand it all off and repaint, or replace the baseboards and window casements? Not sure what you'd about the windows themselves. Or, would you just have to completely paint over all lead painted surfaces with a latex paint? Just wondering the extent of work that might need to be done if your swabs come back positive for lead.

Hi Josh I came across this video where you mentioned you fixed the paint yourself in order to get the lead certification. I saw in some other UA-cam videos people mentioning it has to be a lead certified contractor to fix these issues. Which one is correct?
Prior to the test, the inspector asked that I fix some of the flaking paint issues myself. Those issues are not required to be handled by a remediation company. Once those issues were resolved and I demonstrated proof, he then approved the samples to be sent to the lab. In my case, the lead results were negative for lead paint and therefore required no remediation. Had the results came back positive, I would have had to hire a remediation company to correct them. Thanks for the question...hope this clears up any confusion.
There's only so many hours in a day! We have partnered with some great lead inspectors that are the experts in their field. If you have the time to do it, I would highly recommend it.
Some tend to think of it as more regulation, while others look at it as protecting the tenants and community. We are just letting people know it is out there and to be prepared for it.
