Think to the 22% VAT as the sales tax in USA that gets added by the cashier. Btw, especially if you hired a lawyer, there is no need to go trough realtors and paying their expensive fees, that in my opinion aren't even fair since the little effort that they do. I always bought and sold properties by myself. Look for listings that explicitly states "solo privati, no agenzie".
@vittoriaolsen767 We wish that were so in our case. We have a lawyer working on the purchase contract and she told us it is standard practice for the buyer to pay half the commision.
So you have Italian Citizenship to buy the car? Sorry about FL storms my dad left Naples for Charleston area just this spring because of the non stop storms and insurance even if you do not have damage. I am working on my citizenship through my GGF interested in your experience thank you good luck
I found a reference to a legal limit to the horse power of a vehicle for one year... for new drivers (Italian citizens / everyone), and the concept is this may apply for first year residency. If I recall when I looked at the horse power limit... it did not change the vehicle i would be driving... in Italy a "large" vehicle is like a mid-size SUV in USA. The fleet of vehicles on the roads is generally smaller, and without the small size, not sure how we would have fit two vehicles on the mountain roads... or in the historic districts. Really great content and sharing. Thanks. (P.S. - Does not apply to Tourist Visa rental car).

You should not pay a commission the seller pays the realtor…

@vittoriaolsen767 You do not need to be a citizen to buy a car. You need to have your codice fiscale though.
