It looks to me, if one plans purchase for own stay/ invest there, we will also have to consider about the cost of maintaining the space.

I had some experience by accompanying my family member in a recent subsale purchase. The unit was 30% below market price, low rise condo at a prime area. It had basic facilities and was very well kept despite being 3 decades old, only to find out after signing the S&P that the maintenance fee was RM0.55 per sqft. A 1,500 sqft unit would come up to about RM1k/month (plus sinking fund). It was definitely a lesson for me to do more research next time on the cost of maintainance as it would eat into my expenditure/ROI. Your channel is a gem, keep doing what you do, Sean!

3.7m width for living room is not huge... That's just minimum to fit a sofa against the wall and a home entertainment unit against the other wall with a small coffee table in the middle

Quite a nice property despite its relatively high price/sqft. I particularly like the greyish matt tiles selection in the bathrooms, which gives sophisticated feel. However, the fittings in the unit such as kitchen sink and bathroom basin are big disappointment, they look old-style and cheap to me.
Connectivity is especially true when there might be link bridge connect to MRT station in the future, see "TA Global receives construction approval for Sri Damansara Sentral MRT link bridge" Currently it served by feeder bus from SD West station.

Main entry need to pass though with Mall before enter, just developer strategy enforce residential. They're not bother residential, that only focus business for the mall. BAD Strategy. 5. All residential sharing 4 Lifts without break points.
