We are building a home now in Keowee Springs. I know we had a tough time trying to decide among builders on their preferred builder list but we found one we really like. Can you do a video on the homebuilders around Keowee as that would have been very helpful for us when we were trying to choose and would likely be helpful to others that may choose to build there. We went with AR Homes and they have been great so far.

I’ve been an appraiser for 32 years and moved to Greenville 3 years ago. In the $200-450K range, I would not even consider buying one of these new homes. You’ll get a better built home and larger lot in an older neighborhood. The challenge there is to find anything under $200 per square foot. Still, I would rather get an older home that needs some updating than one of these new homes. Of course, that’s my personal opinion.
Any recommendations for builders of honesty and integrity who will build custom or semi custom under 300K? A lot of guys out there decided to cater to the luxury market especially during the pandemic and it has become almost impossible to get someone to look at your plans if you say you budget is under 300K. Profit is profit and work is work and there is still good profit to be made below 300K but when banks are still willing to lend far more than they should considering the fall of construction costs it is tempting for builders to keep trying to play the system. I suppose because banks judge everything on comparables builders still seem to be able to demand well over $200 a square foot because a bank will finance that price even though they could profit plenty at $130 a square foot. Sounds good but you have to have buyers. Maybe Greenville is just too popular and there's no shortage of buyers. But is there anyone building decent homes for people with less than 120K a year incomes?
I’m sorry you’re not going to build a semi custom or custom home for that price in our area. Maybe 50 miles south of Greenville, but you’d have to purchase the land and probably GC the build yourself.

I bought some land and had a home built on it. Made the mistake of using CJ3 builders. They had a good price, but now I see why. Terrible build quality. Messed up the concrete pad so they have had to come back and replace broken flooring planks on many occasions. Had to retile both showers, repaint the whole house, fix 3 different water leaks (roof, window, and a door). 1.5 years later and still waiting for them to fix the back patio they graded back towards the house then used the cheapest resurfacing material they half ass applied and look even worse than it did in the beginning. Can’t even walk on it as it will track a while powder everywhere. Save yourself the headache (and money to redo it later) and use a quality builder.
It's interesting that you do not have DRB Homes ranked, even though they are one of the top builders in the area, and they were ranked by HBA as Builder of the Year last year.
That is a lot of qualifiers in your video. 3.25 minutes in before you finally mentioned the first one. (1/4 of the way into the video.) You also only mentioned the large, 'commercial' builders. You did not mention any of the custom builders in the area. Thanks for at least mentioning the best/ worst in the area.
