Hi Lori...so glad I ran across this video..I have been asking how to create FB Ads when you do not have a listing without asking another agent to run their listing which some seem reluctant...I just closed escrow on a home but represented buyers and was wondering how can I utilize that to get other buyers and/or sellers!

Quick question: FB Lead Ad vs Awareness...which to use when? I'm going to be running an ad targeted at retirees coming here to Myrtle Beach from up north as that is a HUGE chunk of our business here, and I'm collecting buyer leads per this vid about 'just reduced'. I'm wrestling with figuring out whether to categorize as FB Lead Ad (use FB to collect the lead info) or Awareness (use the KW Command infrastructure to collect lead info)
Lead Ad has the form that will grab the users info before they are taken to an external link. It's the most bang for your buck, but you will also get a lot of leads with invalid info or that didn't realize they were registering. Still, it brings the most conversions. Awareness is best when you are taking them to a landing page that has an offer with lead capture built in.

@@loriballenatyourcommand985 We ran several FB ads and out of the 40 leads, not one seemed valid. When we talked to the lead, they said "I have been blasted with calls from Realtors - I did not click on your ad!". We used the FB Lead Gen. form as you suggested. Suggestions?
What do you mean by "Awareness is best when you are taking them to a landing page"?
@@wadecollier4757 , we get much of the same response, but we also have converted leads. It's a numbers game albeit frustrating. If you are sending them to a landing page with a form, it's better to use an awareness ad vs. a lead form ad, or otherwise, they have to fill out a form twice. The awareness ad will send them straight to the landing page without capturing their info first. I have a webinar on Wednesday about Facebook ads (free). Don't you have to get permission from the listing agent to list their property on your page?
Hi Toni. Check with your broker, always, but for me, I'm not marketing someone else's listing. I'm promoting a list of homes that are syndicated through a permitted feed on my website.

How can you set up & choose facebook lead form in kw command ? Is it the same form for every ad or do you use different lead forms ?
It's a single lead form with the basic contact fields at this time.
