Unfortunately, this doesn’t work for the Los Angeles market because commission is 2.5%. A few of us in the program are struggling. You will need to work 150% to actually get a return on investment, and the investment varies as I paid way more than what was advertised after being told only 3 spots left to only see people getting into program half of what I paid 2 weeks later. 🤦♀️

Sorry that happened to you, I'm curious if what you paid was below, or above the $1k mark? 2.5% of the whole year's lease (I assume) could be OK if you get 80-100% of the broker's split, and close a good amount. There are a handful of other states that use a separate database than the MLS to get an average 100% commission per unit (but still have a 50/50 broker split). Not finding this model in the Bay Area CA either, but there are a couple small boutique services charging people $1600 to get them pre-qualified, search for all their rental requirements, compile a list of 12 properties that meets their criteria, and spend a whole day showing them class B & C apartments in so-so neighborhoods. It's interesting, but adding that financial burden onto apartment seekers when the rent is already sky high is pretty messed up! Landlords already ask for 3X the rent in income, and can charge tenants 3 mos in security deposits plus the first month's rent!! Makes more sense to just get 1 month in commission from the landlord IMO. Hopefully you figure out how to get the program to work for you in the LA market. Good luck!
Andy do you think something like this could be done via remote? I live in Canada (actually moving to Boca in Fall 2024 and getting RE license there as my wife and I lived in Cocoa Beach for 6 months last year), but for now in BC where I live they don't offer any incentives for bringing tenants to the table in terms of compensation. I'm wondering if you've had anyone do it more remotely with systems in place and not having to physically meet with individuals?
So this will definitely work in Boca extremely well. That's where I do it. You should definitely sign up for my program once you get down here it'll give you a few years of a head start. And no you got to do showings so you have to actually be here. Unless you paid a showing agent which I guess you could do but I wouldn't recommend that necessarily. I don't know if you're in Toronto, but this works very well in Toronto
I wish but unfortunately I'm not. I'm near Vancouver which is another hot market, but BC doesn't typically have rental listings on the MLS or utilize agents for tenant leasing other than a property owner utilizing a property manager.@@AndyColeman
So no I've only done it personally in South FL. I have dozens of agents that do across the country though. I'm really not sure about your area though. You can always test it out and see how well it works in your area though
Yeah, I heard that you don't get much in Vegas unfortunately. But I charge a $300 transaction fee so that would still be $600 which is not bad if you're making absolutely nothing

Ok you keep saying that agents will get 200 leads in Florida, I’m in Huntsville, Alabama. So have you tested and tried this area?
