There are some nice videos about it. If I recall correctly, there was one location that the gov claimed all the land in an area and it wasn't used, so it's just a ghost town. Not too be confused with places that were used, failed, then became ghost towns.

A developer tried this with my grandma, we told them to kick rocks and they came back with an almost $1000000 offer for the property. A year into their developments they discovered a historic sight on the property and so the building was cancelled
i'd say there's a chance they changed their mind about paying all that money so they created a "historic sight" to avoid having to go through with the deal
There is also the tactic of illegally dumping until the place is uninhabitable. I've heard stories of it going either way. The good ending is the community gets together and agrees to place signs that basically outline the politicians plan for everyone to see as well as signs that say "If you are caught illegally dumping, you will be shot."
Or you get title insurance which bassicly protects u for this exact scenario in america. Other countries like where i live have property security in the law so there is no need for that type of insurance but since this is US based it's important. It costs around 0.5% of the house value for an 1 time purchase which is expensive but highly recommended.
I remember this happening a few years back. The local government forced a bunch of property owners to sell their property for a big development and razed the houses. Then something happened and the developer couldn't complete the program. The result was that there was no development, and the local government lost all of the property taxes that they would have collected from the home owners. Poetic justice.

Paper mills are dirty AF in general -- people tend to think of stuff like coal or lead as "the dirtiest" industrial production (and they probably are in terms of emissions), but a paper mill's sheer smell alone can ruin an entire surrounding area.

Obviously motorcycles will be bought less and the corporation has to adapt to supply and demand but also, well-established adjacent car companies or manufacturers may invest into the motorcycle industry, selling motorcycles for less and creating competition. There are multiple studies proving regulation interfering with natural market mechanisms are faulty.

And guess what? Before that, they still paid taxes. They just paid taxes on imports and sales. The income tax was introduced so they could lower import and sales tax. You can demonize income tax, but we'd just be paying more in sales tax and for imports. You can demonize taxes, but are you going to pay for public roads and schools? Again, I don't exactly love how the taxes are distributed, or even how the rich are able to pay a lot less than normal people parentage wise, but demonizing taxes as a concept is just dumb, a Nation literally couldn't function without them.

My city actually had a reverse situation in the early 2000s. The city wanted to build an ice rink for hockey on a block filled with small businesses. They gave all of them a lot more money than there property’s where worth. Everyone took the money except one idiot whose building was falling apart and was a complete dump. The city offered him TRIPLE what it was worth. But he refused unless the payed him at least a million. They took him to court and he lost (obviously) and the city gave him half of the buildings worth.

1) most attorneys will take your case on contingency. 2) whatever agency is trying to buy your land will also reimburse you to get your own value assement. 3) every condemnation dispute is heard first by the commissioner, which they have a history of favoring the land owner 4) if they awarded amount ends up exceeding the original quoted value from the agency they often have to pay your legal fees. If you genuinely think youre getting boned, fight it.

Yep happened to my family in rural BFE, Appalachia. Wanted to run some kind of pipeline through my grandparent's farmland. Gramp's wouldn't bite on any of their offers. Eventually he and one neighbor were all that were left holding out. Both families had lived there since a bit before the Great Depression era. But after Eminent Domain threats started getting thrown around both families conceded to a sell. We actually still got above fair market value but without force my family would've never sold. It was the only house my grandfather had ever lived on. Was born in it, raised in it, saw his father pass in it, became a man and raised his own family in it. His family started their own families and I was raised in it. Just generations and generations of history in that house. All destroyed in a day. State bought it and leveled everything immediately even though they only needed one strip to run the pipeline through. Forced us into modernity. Got a temperature controlled house with indoor plumbing thanks to all that money. I'd still prefer the old farm house with all the arable acreage to our newer house on just 15 acres of hilly woodland but can't change history! I still occasionally go out there and just drive down the old drive way. Look for deer in the fields and reminisce. Fvck the government, fvck Eminent Domain laws. Stupid bs. Never seen my grandparents so sad as when they were forced off that land. Infuriates me to no end even still today.

There's no government that doesn't reserves the power to, in at least some cases, to take possession of a piece of land if, theoretically, there's great enough need. It's a legitimately important tool to exist, although one that is far too easy to abuse, and gets abused far too often. But it's also the only way certain large infrastructure projects can be possible at all, so it's not going to go away. The fight is to make sure it has as many safeguards as realistically possible, that it doesn't get used frivolously, and that the government doesn't play dirty when it comes to compensation.

Let me tell you the story of the McKay bridge (AKA "the new bridge") and how multiple levels of canadian government burnt stole and bulldozed an entire black community called africville in halifax. They bulldozed the church before they even stole ownership of it, while it contained vital records that were permanantly destroyed like birth records, and land ownership stakes. Remember boys and girls, if ANYBODY says "the governemt would never..." or "What reason does the government have" They would, and they don't care about reason, only power and money.
You can actually just refuse. Had a family member refuse to sell like 100 acres for several decades. They built a huge city all around it, but there was just this 100 acre spot of trees and a small house in between all of it. Once they realized that he was refusing to sell, they kept raising the offer. Every year they would try to buy it, and raising the price. Eventually he passed away from natural causes and he left the decision to his 3 daughters. They decided to sell it and are now all multi millionaires from it. 1 went crazy and blew all her money, but the other 2 are actually doing really well and are retired at like 40ish.

Eminent Domain can’t be used for most situations, as it has to be deemed for a public use, businesses and shops are not considered public use as they benefit a company. 9/10 times this is what they are trying to buy your home for. Eminent Domain can be used for stuff like public parks and a national forest, and even then they have to be deemed good enough to be given the right through court. So again, I’m talking about a real life story, you are talking about something that cannot be used in the vast majority of cases like this
@EagleScout2019 government HAS used EmDom to take property and use it for commercial. They legally can't, but they will. Sometimes they won't even finish what they were planning to build. And by the time you get through all the legal trouble to prove that the government messed up with EmDom, its too late and your house is torn down.

The government is able to get away with a lot of shit, but all of the stuff they get away with does not include anything public. However, when you are dealing with American citizens who have a family, just like every American citizen, they will notice, and word can get out very quickly, which is not what you want if you’re a government. There's a guy who owns a really cool house where I live, where the government wants it, and WILL take it from him, BUT, there's a law that if it is under construction, they can't just take it... so for 10+years it has been in a state of "construction". It's not like he has money issues with keeping it, they just want his cool house so that they can...I don't remember...I think they either would make a government owned attraction, OR they wanted to do something with the land. Something obscene and s selfish, I know that is a fact. It's scary. That is why I want to own a cute tiny-home that is mobile, yet doesn't suck... They did this to a local business owner who owned an excavation company so the town could build a new sewerage plant. So while the process was going through he excavated all the dirt from the land. Turned out he excavated so much of the land that he stripped the entire property right down to the water table; which was obviously a problem for a sewrage plant. They ended up having to hire his company to fill it back in because he was the only one with enough material. Their valuation on the land didn't really matter at that point.

I would have never realized there was a property developer in the early stages of this plan right here in my own neighborhood. It sent me down a rabbit hole of tax documents and abandoned buildings that were abandoned for seemingly no reason. I never would have realized the true reason if it weren't for this video. Local governments have been empowered to seize property for commerce thanks to a Supreme Court decision in the early 2000’s. A town in Massachusetts wanted a strip of land along a river to build stores and a river walk. Homes along that river bank had been there for decades. The city claimed the tax revenue gained would be better for the community than for the owners to keep their homes. The Supreme Court agreed. The land was seized and the homes were razed. The government can take your property whenever they want for what ever reason. Private property is gone, unless you are a corporation.
This is EXACTLY what happened with my parents with the North Carolina Monroe Expressway. Even your offers are accurate to what they offered. Anyway they took that legal battle and after 7 years the government settled for 4x what they offered before they took it.
My family got booted off of what is now Shenandoah National Park. My great-great uncle decided he didn't care what they offered, he'd rather go down shooting than move.

If theres no sentimental value attached to the property Id take the state to court. They tried to hold out on my parents hoping they wouldnt wait the 7 years, but all that did was allow their lawyers to calculate the amount of money they had already made in those 7 years. Once the money coming in was public knowledge they asked if theyd take a settlement.

The good ending is the community gets together and agrees to place signs that basically outline the politicians plan for everyone to see as well as signs that say "If you are caught illegally dumping, you will be shot."
Or you get title insurance which bassicly protects u for this exact scenario in america. Other countries like where i live have property security in the law so there is no need for that type of insurance but since this is US based it's important. It costs around 0.5% of the house value for an 1 time purchase which is expensive but highly recommended.

I remember this happening a few years back. The local government forced a bunch of property owners to sell their property for a big development and razed the houses. Then something happened and the developer couldn't complete the program. The result was that there was no development, and the local government lost all of the property taxes that they would have collected from the home owners. Poetic justice.

Paper mills are dirty AF in general -- people tend to think of stuff like coal or lead as "the dirtiest" industrial production (and they probably are in terms of emissions), but a paper mill's sheer smell alone can ruin an entire surrounding area.

Obviously motorcycles will be bought less and the corporation has to adapt to supply and demand but also, well-established adjacent car companies or manufacturers may invest into the motorcycle industry, selling motorcycles for less and creating competition. There are multiple studies proving regulation interfering with natural market mechanisms are faulty.

And guess what? Before that, they still paid taxes. They just paid taxes on imports and sales. The income tax was introduced so they could lower import and sales tax.
You can demonize income tax, but we'd just be paying more in sales tax and for imports. You can demonize taxes, but are you going to pay for public roads and schools?

My city actually had a reverse situation in the early 2000s. The city wanted to build an ice rink for hockey on a block filled with small businesses. They gave all of them a lot more money than there property’s where worth. Everyone took the money except one idiot whose building was falling apart and was a complete dump. The city offered him TRIPLE what it was worth. But he refused unless the payed him at least a million. They took him to court and he lost (obviously) and the city gave him half of the buildings worth.
So they forced a man to sell property that he was unwilling to sell at any price for less than value? Sounds like the city government stole his property.

3) every condemnation dispute is heard first by the commissioner, which they have a history of favoring the land owner
4) if they awarded amount ends up exceeding the original quoted value from the agency they often have to pay your legal fees.

Yep happened to my family in rural BFE, Appalachia. Wanted to run some kind of pipeline through my grandparent's farmland. Gramp's wouldn't bite on any of their offers. Eventually he and one neighbor were all that were left holding out. Both families had lived there since a bit before the Great Depression era.
But after Eminent Domain threats started getting thrown around both families conceded to a sell.
We actually still got above fair market value but without force my family would've never sold. It was the only house my grandfather had ever lived on. Was born in it, raised in it, saw his father pass in it, became a man and raised his own family in it. His family started their own families and I was raised in it.
Just generations and generations of history in that house. All destroyed in a day. State bought it and leveled everything immediately even though they only needed one strip to run the pipeline through.
Forced us into modernity. Got a temperature controlled house with indoor plumbing thanks to all that money.
I'd still prefer the old farm house with all the arable acreage to our newer house on just 15 acres of hilly woodland but can't change history! I still occasionally go out there and just drive down the old drive way. Look for deer in the fields and reminisce.

So, a house with a market value of 250000$ would give you 1 million.

@@Bud55 I don't actually know about Sweden's legal system, but nearly certainly not in at least some cases. There's no government that doesn't reserves the power to, in at least some cases, to take possession of a piece of land if, theoretically, there's great enough need.
It's a legitimately important tool to exist, although one that is far too easy to abuse, and gets abused far too often. But it's also the only way certain large infrastructure projects can be possible at all, so it's not going to go away.
The fight is to make sure it has as many safeguards as realistically possible, that it doesn't get used frivolously, and that the government doesn't play dirty when it comes to compensation.

Had a family member refuse to sell like 100 acres for several decades. They built a huge city all around it, but there was just this 100 acre spot of trees and a small house in between all of it.
Once they realized that he was refusing to sell, they kept raising the offer. Every year they would try to buy it, and raising the price.
Eventually he passed away from natural causes and he left the decision to his 3 daughters.
They decided to sell it and are now all multi millionaires from it.

Eminent Domain can’t be used for most situations, as it has to be deemed for a public use, businesses and shops are not considered public use as they benefit a company. 9/10 times this is what they are trying to buy your home for.
Eminent Domain can be used for stuff like public parks and a national forest, and even then they have to be deemed good enough to be given the right through court.
So again, I’m talking about a real life story, you are talking about something that cannot be used in the vast majority of cases like this

And by the time you get through all the legal trouble to prove that the government messed up with EmDom, its too late and your house is torn down.

They did this to a local business owner who owned an excavation company so the town could build a new sewerage plant. So while the process was going through he excavated all the dirt from the land. Turned out he excavated so much of the land that he stripped the entire property right down to the water table; which was obviously a problem for a sewrage plant. They ended up having to hire his company to fill it back in because he was the only one with enough material. Their valuation on the land didn't really matter at that point.

Hey rusty I know you'll never read this but I need to thank you for this video. I would have never realized there was a property developer in the early stages of this plan right here in my own neighborhood. It sent me down a rabbit hole of tax documents and abandoned buildings that were abandoned for seemingly no reason. I never would have realized the true reason if it weren't for this video.
So after I realized what was up, I posted about it with all my evidence on the local Facebook page for my town (where the real discourse happens) and that caused an absolute shit storm of angry people to demand that the local government so something about it.
The town as pulled an uno reverse card on then and Eminent domained 6/8 of the houses away from them.

So most people don't know this but the citizens united decision was really about whether your political opponents get to throw you in jail for criticizing them, not corporations being people or anything to do with bribing politicians. The fact that almost nobody knows anything about the actual case has been an increasable psy-op, don't just trust me go read the decision yourself.

My friend had a small but sizeable land in a village next to the river. The government took it away with 10k compensation to build a dam. I mean the river did overflow but it still sucks

Just like a landlord would do if you stopped paying rent. It’s a fairy tale that people pass along to generations that eventually, you’ll escape the trap of renting. In reality you change who has the power to uproot you from your home.
Private property should remain as something the government can seize.
But this is not to be confused or conflated with personal property, things like your home, your car, etc. That should be off limits.
Private property being things like your place of employment, the idea is if a company is violating rights and laws, then the government can come in to preserve jobs, and create a change in management.

Local governments have been empowered to seize property for commerce thanks to a Supreme Court decision in the early 2000’s. A town in Massachusetts wanted a strip of land along a river to build stores and a river walk. Homes along that river bank had been there for decades. The city claimed the tax revenue gained would be better for the community than for the owners to keep their homes. The Supreme Court agreed. The land was seized and the homes were razed. The government can take your property whenever they want for what ever reason. Private property is gone, unless you are a corporation.

This is EXACTLY what happened with my parents with the North Carolina Monroe Expressway. Even your offers are accurate to what they offered. Anyway they took that legal battle and after 7 years the government settled for 4x what they offered before they took it.
My family got booted off of what is now Shenandoah National Park. My great-great uncle decided he didn't care what they offered, he'd rather go down shooting than move.
@@passingrando6457 I respect your uncle, but at the same time my parents did benefit immensely from that whole ordeal. The amount of stress and anxiety that came with it was the only down side. If theres no sentimental value attached to the property Id take the state to court. They tried to hold out on my parents hoping they wouldnt wait the 7 years, but all that did was allow their lawyers to calculate the amount of money they had already made in those 7 years. Once the money coming in was public knowledge they asked if theyd take a settlement.
