I’ve been following this home for some time now. You are the second UA-cam realtor I follow in Atlanta that has toured this property. Hoping that’s a sign from up high that this one is meant for me 🙏🏾. To anyone complaining about the driveway not being pristine take a look up. We call those green things trees here in Georgia. It’s almost fall season. So plenty of leaves and whatnot will be falling 😂. The slope is due to the curvature of the street. Nothing major to complain about here. If you can afford this house, then you can afford some quality of life upgrades.
That right to left slope is crazy. imagine the water run off or even the potential sliding of the dirt. Not to mention when their's ice on the ground. That driveway becomes a level 7 in parking and maneuvering. A million+ dollar home should have been on level ground. What good is a nice place when you have to worry about foundation stability
You can tell right away that the new owners will have to hire a water management company. I mean, just look at the front gutter at 3:17 . It dumps rain gutter water under the driveway, causing caving already. Plus, the landscaping looks shotty. The lawn makes it look like the property has no irrigation system.
@arturozavala8677 nice catch on the gutter down spout. But their quic5 fix solution would be to put a couple of papers there to equal the height of the driveway. The would also need to put foam under that space and back fill it with gravel. That would only last got a while though. The proper way is to shorten the down spout and extend the bottom elbow to go over the concrete which will look bad or make a concrete pad in a shape where it will divert the water but it will cause erosion in another area of the drive way if the bottom of the spout is not over the drive way. The best way is to have the down spout moved over on the driveway closer to the door or move it to an outside corner of the roof line with the water leading away from the foundation and driveway
All it takes is one or two homes to raise the profile of a neighborhood. Lots of times legacy (older) homes are leveled to build these homes. I have one of these. Now my neighborhood profile is getting better by the month just three short years later. And the home directly across the street from this home is not sketchy. It’s just an older brick ranch.
The driveway needs to be pressure washed and lawn should have been manicured better before presenting to the public at this price point. Beautiful otherwise.
This home is stunning without a shadow of a doubt and it is indeed LARGE! From the floors, the windows and high-end finishes, you're definitely getting a lot of bang for your buck. The lot needs some TLC, but besides that - excellent! Great tour, Raymond!💯💪🏾
They cut major corners and used cheap materials in areas where there should be more and the local area doesn't match the type of home that was built for the price that they want for this. It has potential but I could see having to spend more money to fix the discrepancies. Should be worth like 750K or so. Thanks for showing this!

I knew I wasn’t tripping! All I keep saying when I look at these new houses being built, is that they look cheap. Which isn’t a surprise because that’s the American way now… Save as much money as possible by giving the consumer’s low quality products and then Jack up the price.
People fall to realize the options you select in a home cost money. Nevertheless, lack of knowledge would make one think things look cheap or corners were cut.

As much of a pain, HoA are, this neighborhood requires one. I’m not paying $1MM+ for a home and worry about neighbors not keeping their home in good shape.
@@Starbeoghtuser3475 absolutely 💯. I tried to sell my home years and years ago. My realtor told me a lot of people were turned off because of my neighbors yard. They had overgrown weeds, trash, toys, dog poop and old cars in the driveway that had sat there for years and just rusted. There weeds were growing over in my yard, no matter how much I treated my yard. I had to take a cut to get rid of my home, as it was bought my a flipper. Now I’m in a community with an HOA. HOA are fine for people that care about how their home looks and maintain it. They have never bothered me and the small annual fee I pay is worth it!
I really love the home, it’s the front yard scape that destroyed it for me. I see having to put another 100,000 into the landscape to get it to where I desire. Beautiful home, though some aspects seem a bit of an after thought.
Yes very nice home I just don't like all those tall trees around it which are the neighbors. Will have to pressure wash this home every year cause those trees will slap there green on the exterior
It's a beautiful home, however, I would have added an elevator. To me it's a bit choppy and I don't like those big windows in the closets. It's wasted, space. For that price, I would need at least a 7 foot privacy fence.❤
There's going to be major problems whenever it rains. Guess where all the rain water will collect. Right side garage area. I'm not trying to throw shade by any means. Just giving my honest opinion from much experience with drainage issues. Absolutely beautiful home otherwise!
This House Is Beautiful, but like one of those that commented. the slope on the driveway I don't like, and the fence should be taller, and with it being a million dollar home the landscaping doesn't make for any real Privacy, It's just too open around the house, especially, with those large windows through out the house. Great that there's No HOA!! But over all the house is Great. I like it better too when you talk us through the video, you explain certain things that gives more clarity about things through the video.
It's a beautiful home,but it look like they tried to save some money..the upstairs looks kinda cheesy maybe it's the floor selection..for a million dollar house I wouldn't expect that selection
I’d be concerned trailer Park would pop up next-door or mobile home. Could you imagine spending all that money on this house and having a bunch of mobile homes next-door?
The neighborhood isn’t giving me million dollar homes judging from the house across the way, I wouldn’t pay over a million + just due to resale value. Looks like the investor put a million dollar house in a 500,000 dollar neighborhood. But it was beautiful
So I'm goint to do a quick pick apart.....the gutters all dump on the foundation as well you filmed past a gutter that undercut the driveway. Thats a big ole NO. The rainwater mgmt on a nonflat lot says a lot about the build quality. Gutters should also be commercial given the roof size and water volume.....are they screened with to many trees? The lack of landscapping on a property of that pricepoint is novice, and the rockgarden around the structure that looked like a $50 investment is as well a turnoff. Add the wine cubby...wtf?! No Too much black and white....reads gold and black......reads cheap as well. The house is a good value for its square footage but this kind of property has to have a lot of warranty built into it given a flat roof and a lot of glass and a lot of investments to bring it up. Is the glass Pella or warranted as well???? ......
This is a very beautiful home, but in my opinion it's not worth A Million Dollars. This million home is not in a million dollar area. I love all the fireplaces, however I need real wood burning fireplace
What a damn mess of the driveway, grass is full of weeds and a disaster. That slope is terrible. No way I’d buy this. It had a nice black fence but then they jammed in an ugly silver chain link fence beside it. If this is your best home this is terrible.
I'm sorry, but for 1.3 million, the outside looks horrible. If you really look at the workmanship, you can spot all the flaws. The inside was well done, but I was just wondering about the bones of the house.
