    Real estate is the best.
    -You have tax benefits
    -you can leverage it with bank loans
    -you can refinance it
    -you have monthly cashflow
    -you have control
    Its a no-brainer

      keep watching that NASDQ plummet...... and building materials sit flat while crude goes to $80. and dollar strength goes away with a FED that has no QE left at 2.25% to go any further down would make them insolvent . .. wonder what that will do to real estate equity. .. good luck :)

    It was good up until 12:30 where you used “leverage” to show RE is better. It’s not true. Investing in stocks can give leverage of 1:500. Which is way more than RE.
    I’m not saying investing in stocks is better. I’m saying you were wrong in saying you get zero leverage. You get way more

    I'd rather have 100million in stock for a company I own right before an ipo
    There is leverage for stocks, buying on margin, but unless you're a market wizard you probably need to stay away

    Stocks = public financing . The greatest companies in the world. Including the phone/ computer you are reading this on is a publicly traded company!! By the way there are bubbles in real estate too, no guarantees it will go up. Cash flow is nice but property values can stagnate or go down..

      That is the start! Get them cash flows coming in, high as possible. Then what you do is save some, flip that into more cash flowing producing assets.

      Stocks provide cash flow, through dividends. The cash flow is lower; however, the growth is greater.

    I'm not a stock investor but a stock trader or in other words daytrader/scalper. We don't hold a stock overnight as a long-term investment. Daytraders are in and out of their position same-day with no strings attached. We sleep better at night. Trading is quite similar to house flipping but without the dirty work and banks. Although, I much prefer real estate for the long run and I'm talking Cardone style multi-family units. I use day trading a way to build capital in order to afford real estate. It's impossible to do it with a 9-5 job but trading has increased my income drastically to save more than enough in a short amount of time.
    The pros of being a scalper - generate higher income, no banks, less start-up cost, and work at home.
    Cons - risks of losing (uneducated and emotions evolved), and high taxation.
