I would also add the property management fee, that can be quite different in WA compared with QLD. However, that fee can be negotiable

Great point! Varying mgmt fees in many locations for sure. Some as low as 4% and others as high as 11%

Cheaper property can be paid much faster which will result in greater equity and increased cashflow.
