    Youre spot on about thr planning system, its totally broken and not fit for purpose. Weve got huge companies hoarding land, huge estates of poorly built ugly new builds and huge swathes of unused brownfield sites and unused buildings people aren't able to do anything useful with because of planning. The whole system needs an overhaul and a rethink.

    We feel your pain.
    My current house needs replacement and the planning has been 18 months because it could be a harm on the greenbelt. Even though it’s in a private road with 75 houses

    I agree with you 100% mate I’ve got land in north London since 2018 I’ve been dealing with the council for flats it’s a rundown pub closed for 8 years before I bought it eye sore I’m trying to reinvest into my area as I live and work locally instead of open arms and embracing us every block is put in front of us to make it harder

    Hi James - love your content. You touch upon the "holiday lets being better for inheritance tax", I'd love to know more about that point. I thought the gov changed the small print so holiday lets now fall within the inheritance estate? Would love to get your view. Manythanks.

      If it’s a trading biz, and you can prove it’s trade with evidence ; I have been advised of this being the case. I would always get a 2nd opinion from 2 professionals ( accountants) if you’re not sure. That’s what I do.

    I think I know that agents voice, even with his face blanked out 😂 hope you found a suitable rental space. A lot of agents are not open to creative ways of buying, it’s either lease or buy now, that’s what I found

    You mention dilapidation costs that the builders merchant had to pay? Is this a costly exercise for the landlord to get these costs off tenants? It seems odd that the merchant made so many changes and appeared to increase the value of the unit whilst having to to pay quite high dilapidation costs. Is this common?

      Yes common. Commercial leases are completely one sided against the tenant. Normally fully repairing and any modifications have to be removed at the end even if you've improved the building. Hence just paying the landlord off at thee end and he wins twice.

      It won’t be just commercial- it’ll be all property.
      If you’re interested in property this is the seminar to go to. My other seminars are certainly more aligned to those in business and wanting to grow.

    I’ve been waiting two years on a pet food manufacturing license just so I can export due to Brexit. The relevant department are “looking into it”. Seems like we’re all in the same boat with the Government.

    James won't the speculative capital appreciation you speak of be nul and void as you will have paid 85k a year rent for the 2 years?

      Not really, because I would use the site for my business which would have benefited from the space and traded in to profit. Obviously if you bought it and naff all then yes.

    Usually enjoy the videos but no this one felt like an advert and PR job for your businesses. Also, a bit of (not so) subtle prressure put on the planning department when you mention that the delay is costing jobs.
    All felt a bit cynical.
    Hopefully the next video returns to previous video quality and less agenda based.

      I’m not so sure, I think it’ll mean lots of nurseries go under. They underfund the settings, devil in the detail.

      I wish we could, but our zoos, holiday parks and attractions wouldn’t pay UK prices on this business.
      We manufacture loads of stuff in the UK. Play equipment, ice cream, cakes, signage etc etc

      Made you look though didn’t it? Made you comment too? Maybe it worked.
      Our thumbnails get ridiculously good click throughs - as does Mr Beasts, I literally love his thumbnails and getting compared to him is a massive UA-cam win.
      Marketing is all about headlines and yes we use headlines and facial expressions to get the click, if we don’t we don’t get the results.
      When ever we do serious, boring click throughs the videos get no where near as many clicks.
      The data doesn’t lie.
