Sir, in both of your examples you have told that the friend comes to the owner and tells that he has sold house and car respectively. does it happen in real life normally that our fried sells our house and car without prior permission from us ? I think example should be given from the real situations, only then the student can be inculcated.

Good Question. For example a Father has transferred his two houses to his two sons of equal value. Say for example one house is facing the road side and the other house is back of the first house. Now the second son may press his father to get the road-facing house to do his own business. Normally the first son may refuse to ex-change the houses. So to induce the first son to accept such exchange of houses, the father is ready to give some 5 lakhs rupees to the first son. In this scenario First Son is the Owner. Second son is the transferree. Father is the Transferor. This section is highly useful in Partition, Will, Bequeath, etc. (If the first son does not accept such a change, then the second son will be Disappointed Donee. In that case he will get Rs.5 lakhs from his father). On surface look at Sec.35 Doctrine of Election, it may appear this section has only little value. But it is no so. Many important cases worth crores and crores of rupees have been own on this Doctrine of Election alone.
