    Hi David, great video and thanks for sharing your knowledge. I have a generic question. In your experience if a condo in downtown is listed at 600K, at what value are generally the offers accepted? Is 650K - 700K a safe number to assume? I understand that there may be various factors involved in “acceptance” of an offer. Would be great if you can share some thoughts on it. I am looking to buy a condo sometime towards the end of the year and hopefully have a chance to work with you. Thanks.

      Hi!! Such a great question!
      There are just so many different factors here that would change the answer. Unfortunately there’s no guideline as to the list price vs sale price. At the end of the day, listing price is strictly a sales tactic. What we do, is run recently solds in the building and discover the exact price per sq foot and based off of that, we arrive at the offer price.
